Why do I need a home inspection when my bank is having the house appraised?

A Home inspection determines whether the house itself has any hidden problems that could become costly surprises down the road. The inspection report provides you with an expert assessment on the condition of the house, evaluates its structure and various systems within it. Having said that, you’re probably thinking: Is home inspection required? In most cases, it is not required, but rather optional. Do I recommend a home inspection? Absolutely!

A home appraisal, on the other hand, is an independent evaluation of the current market value of a house or property. In general, the purpose of an appraisal is to set the current value of a house so that a lender may determine how much it can loan to the buyer. The appraiser looks at similar properties in the area (Comparables) and the prices at which they were sold to set the value of the house.

Consider the FHA Loan, for example. FHA loans can be a solid option for people with low credit scores because they have some of the most lenient qualifying requirements.

✔️The FHA will accept credit scores as low as 500 with a down payment of 10% or more
✔️You will need a 580 score to make the minimum down payment of 3.5%.
✔️FHA loans also provide shorter waiting periods than conventional loan programs

After major credit issues like foreclosures and bankruptcies, borrowers with judgments or tax liens will be able to qualify if they can provide proof of a written payment plan and canceled checks or a bank statement showing they’ve made the first three payments on time.

My suggestion: Pick a starting price (with your agent’s help)

A lot goes into the number you start with when making an offer on a house: your budget, the local market, the seller’s situation, the condition of the house, and more. This is when you’ll thank yourself for finding a good real estate agent ( Me ). Knowing your needs, the local market, and the right strategy for each property is your agent’s job. Feel free to ask lots of questions and do your own research, but also trust your agent’s expertise.

A low appraisal can delay or even cancel a sale; buyers and lenders don’t want to overpay for a house, and sellers may not want to drastically lower the price they were hoping to get.

✔️If you’re buying, try to negotiate with the seller to reduce the sales price.
✔️An alternative might be to put more money down to cover the difference between the appraised value and the sales price.
✔️You can always dispute the appraisal.

Find out what comparable sales were used and ask your agent if they’re appropriate. Your agent might be more familiar with the area than the appraiser was and might be able to locate additional comps to support a higher valuation
