In my previous homebuyer tips, I touched on the importance of not making any big-ticket purchases before finalizing your home purchase. Let’s continue with step #2. Getting pre-approved means a lender has looked at all of your financial information and they’ve let you know how much you can afford and how much they will lend you.

Here’s what being pre-approved means to you:

?  It will save you a lot of time and energy so you are not running around looking at houses you can’t afford.
? It also gives you the opportunity to shop around for the best deal and the best interest rates.
? Sellers may request a pre-approval letter from you before allowing you to schedule a showing

My advice: Do your research. Learn about junk fees, processing fees, or points and make sure there aren’t any hidden costs in the loan. Last but not least, contact me in case you have any questions. I would be more than happy to recommend a few reputable lenders to get you started!

What kind of credit score do I need to buy a home?

Most loan programs require a FICO score of 620 or better. Borrowers with higher credit scores represent less risk to the lender, often resulting in a lower down payment requirement and better interest rate. Sure, buying a new home before selling your current one would make it easier to move. You wouldn’t have to worry about where to store your stuff or where to stay. But an “easier move” may involve risk and potential complications of having dual mortgages.

Here’s something to consider:

? If the built-up equity in your current home will be applied to the down payment on the new home, naturally your old home will need to be sold first.
? One traditional trick of buying and selling a home at the same time is the contract contingency. When you make an offer on your new home, you can make the purchase contingent (or dependent) on the sale of your current home.

In my previous guide to buying a fixer-upper, I explained why it pays off picking the worst home in a good neighborhood. Let’s continue with step #2. Fixer-upper homes come with specialty issues, so they need specialty inspectors. People who do general home inspections won’t check some of the major systems that can cause problems in a home that needs a lot of help.

Here are some of the specialized expertise to consider:

☑️ Structural Engineering
A crack in a basement wall can mean anything from harmless house settling to structural problems that could cost tens of thousands of dollars to fix

☑️ Sewer Line or Septic Inspection
Sewage systems age along with the home. Make sure yours isn’t teetering on the edge

☑️ Pest Inspection
Ants, termites, bees, and beetles can all wreak havoc on a house. If an inspection turns up an infestation, you can ask the seller to pay for the fix

One final thought….if you’ve found a fixer-upper you’re interested in, call me first so I can help you make the right decision. Better be safe than sorry!

How many homes should I view before buying one?
That’s up to you! There’s no magic number, but technology has allowed home buyers to look at hundreds of homes in a matter of hours. For sure, home shopping is easier today than ever before. For example, the ability to view homes virtually has completely changed the home buying game. Convenience is at an all-time high. But, nothing beats visiting a home to see how it looks and ‘feels’ in person.

My advice: Go easy on yourself trying to view 20 or 30 homes in a day. That’s information overload, anyway. View three to five homes in a day, and if nothing jumps out, take a breather and start again another time.
