Do I need to do a final walk-through?

The primary purpose of a final walkthrough is to make certain that the property is in the condition in which you agreed to buy it, including whether agreed-on repairs, if any, were made, and that nothing has gone wrong with the home since you last looked at it.

What to Check During a Final Walkthrough:

? Turn on and off every light fixture
? Test all appliances
? Check garage door openers
? Flush toilets
? Run the garbage disposal and exhaust fans
? Test the heating and air conditioning

FEBRUARY 6 (SELLER TIP)

This may be the most inconvenient task of selling your home — But you never know when your agent may call with a serious buyer who’s hoping to schedule a showing, like, Now! And if you want to sell your home as fast as possible, turning down showings is no good.

Let your agent know that you won’t have time to clean up, and they can relay the message. Then, in a pinch, just follow this emergency house showing checklist:

✔️ Put all the toilet seats down
✔️ Remove personal items/toiletries from the bathroom
✔️ Wipe down any surfaces that need it
✔️ Empty your garbage
✔️ Put everything from the sink in the dishwasher
✔️ Sweep floors where there is obvious dirt or debris

Tip #3 | Don’t Overlook the USDA Loan

Another option available to borrowers who qualify, with a zero down payment requirement, is the USDA loan program, otherwise known as a rural development loan. Some eligible areas are surprisingly quite suburban – so don’t discount this loan program until you’ve checked to see if the property qualifies. It’s important to note that USDA loans do require mortgage insurance and the loan limits and income restrictions vary by area.

Can changing your surroundings change your life? Not to be melodramatic, but I would argue yes! Swap out a light fixture, hang a new curtain or transform a forgotten corner and the entire room looks like a totally different place.

Take paint for example. If you’re looking for a soothing color that helps calm your mind, slow down your heart rate, lower your blood pressure and reduce anxiety, paint your space with any shade of blue.

My personal favorites:

Buying a house based on emotions is just going to break your heart. If you fall in love with something, you might end up making some pretty bad financial decisions.

There’s a big difference between your emotions and your instincts:

✔️ Going with your instincts means that you recognize that you’re getting a great house for a good value.
✔️ Going with your emotions is being obsessed with the paint color or the backyard.

Think long term, and remember…….It’s an investment, so stay calm and be wise.

Zillow does not know all. In fact, Zestimates have been shown to be between 10% to 42% in error when estimating home values. Online valuations can never take the place of a professional CMA (comparative market analysis) as well as valuable home sales advice and guidance from a local, experienced Realtor.

Bottom Line: Some urban myths are silly and harmless, but others can cause you to spend money you don’t need to and get easily overwhelmed when trying to sell your home. Working with a real estate professional (Me) is the best way to avoid myths like these and ensure you have a successful experience.
