Are there any factors that can make your home unsellable? You bet! In this series, I will focus on the most common reasons homes don’t sell and how you can fix it!

? Reason #1: Looking at your home Through a Seller’s Eyes Instead of a Buyer’s Eyes

With so many home search sites out there such as Zillow, sellers will often look at the site’s estimates and average them out to get a list price for their home. The problem with these methods is that they are inconsistent. Sometimes these estimates come out too high, sometimes too low.

My recommendation is to look at the current competition in your area, what similar properties have recently sold, and in what direction the market is heading.

When you sell a real estate investment, you make capital gains, or at least that’s the hope. Those profits come at a price, though. You’ll owe taxes on the income, which depletes the money you earn. The 1031 exchange or like-kind exchange is a way around the tax issue.

✔️ A simultaneous 1031 exchange occurs when you sell a property and buy another on the same day. You transfer the profits from one property to another, never taking possession of the cash, which would trigger the tax liability.
✔️ A deferred 1031 exchange occurs when you sell a property, and within 45 days find another property to invest in.

New homeowners also need to take into consideration occasional repairs and maintenance expenses.
