JANUARY 2 | New Year Resolution – Become a Homeowner!
What an amazing goal, Go You!! Now that you’ve set your goal, it’s time to start taking the right steps in order to achieve it!
I know it can be overwhelming just thinking about everything that’s involved in home buying and where to start, so I’m going to share some must-know steps to help you start putting things into motion!
🔸 Improve your debt-to-income ratio (DTI)
Paying down debt and asking for a raise are two ways to improve your DTI, which will help improve your FICO score, lower the interest rate on your mortgage, increase the amount banks are willing to lend and increase the amount you’re able to save for a down payment.
🔸 Save for more than just your down payment
Cut expenses wherever possible so you can save for homeowner expenses other than your mortgage, like home upgrades, lawn services and landscaping, new furniture, and more.
🔸 Start shopping around for mortgage loans
Price-compare and try to negotiate lower rates and better terms. As a first-time homeowner, you may also be eligible for first-time home buyer programs, which can lower your down payment, closing costs, and other fees.
🔸 FInd an agent that’s familiar with the neighborhood you want to buy in
Having the right real estate agent on your side can make all the difference when buying a new home, especially if it’s your first time. Don’t underestimate this step!

JANUARY 3 | PAYING RENT? SO LAST YEAR
Leave it back in 2021, baby! Your future self will thank me. 😆 No…. but seriously, don’t let the fear of responsibility stop you from buying a home!
Here are 5 reasons to stop renting:

JANUARY 4 | Should you rely on Online Home estimator tools?
As long as you’re on the internet, you might decide to try an online home estimator tool such as home price calculator, for example. With these “online tools”, property sites use sale prices near you (and overall market data) to approximately predict your own home’s value.
Info like this is good to know — particularly because most buyers will see similar numbers when they do online research — but you have to take what online home price calculators tell you with a grain of salt.
Keep in mind….Online price calculators can be useful as a reference, but they have limitations in terms of their scope (they can’t read nuances of the market like a human can), as well as their reliability. Some, including Zillow’s Zestimate tool, which estimates market value, have been challenged frequently by many users for inaccuracy!

JANUARY 5 | What’s your Top 3 Must-Haves?
Some clients of mine have a list twice the size of the contract! 🤣 But, if you could have just 3 Must-Haves in your new home, what would they be?
Personally, I would choose ✔️an open floor plan, ✔️hugeee walk-in closet (the bigger, the better 😜), and ✔️a bedroom fireplace (for extra cozy nights in).

JANUARY 6 | First Night Box
When you’re making the big move into a new home, I highly recommend packing a first-night box! Then keep this box separate from the rest and make sure it’s easily accessible throughout the whole move.
That way if anything comes up, you have items like: ✔️ first aid kit, ✔️tape, ✔️tools, and ✔️ trash bags. Then when you get to the end of the day, you have items like your ✔️ pajamas, ✔️toiletries, ✔️a shower curtain, and other necessary items….Especially the celebratory drinks to celebrate your new home!

Hey you ! 👋 Did you know that your ‘Debt To Income Ratio’ is almost as important as your Credit Check..?! 😲
But don’t worry, because I’ve got you covered by sharing my best tips and tricks to make that house of your dreams a reality. 🏡❤️🔥 In fact, when it comes down to it, almost everything can be solved by simplifying the complex.
First, start by adding up your bills and all other monthly debt.✔️
Next, divide that total by your gross monthly income.✔️
This result is your ‘Debt To Income Ratio’ ✔️
Know It, Adjust It, and Never again be bound by it!

Why is this important for you to know? It’s one of the ways that lenders determine your borrowing risk, for things like a home loan. If you have a low DTI, your chances of a loan approval are higher than if you have a high DTI.
So how exactly do you calculate your debt-to-income ratio? Take all your monthly expenses, including monthly rent or house payment; monthly alimony or child support payments; student, auto, and other monthly loan payments; credit card monthly payments (use the minimum payment); and other debts, then divide that total by your pre-tax income, that’s your DTI.
Simply put, debt-to-income ratio = monthly expenses / gross income!

JANUARY 21 | FAQ’s most first-time homebuyers want answers to!
As a first-time homebuyer, you probably have a lot of questions circling your mind. So, let’s get them answered!
Here are some top questions (and answers!) first-time buyers typically ask:
✅ How do I know if it’s time to buy instead of rent?
If you know where you want to live, have a steady and secure income, and are ready for the responsibilities of homeownership, then it’s a great time to invest in property.
✅ What does the lender need from me to give me a loan?
Usually, you are asked to provide your last two tax returns to show proof of income. You should also provide recent bank and credit card statements and proof of your current pay rate. You will also be asked for your social security number so they can run a credit check.
✅ How do I know if I qualify for a loan and how much I can afford?
Contact a mortgage lender to get pre-approval for a loan. The lender will ask you some basic questions about your income and debts and can tell you what amount you can be approved for, and how much your mortgage payments will be. Ask me for my lender recommendations!
✅ How much do I need to save up for a down payment?
A conventional loan down payment is usually 20% of the sales price, but other types of financing require as little as 3.5% to 15%. A mortgage lender can tell you what types of loans you qualify for.

JANUARY 22 | Should you buy or build?
Investing in a new home can be an overwhelming process all on its own, then add in trying to figure out if you should buy an existing home or build a custom one into the mix and your anxiety levels will soar. So, I’m here to help make that decision a little easier by giving you the pros and cons of each!
For all my DIYers, here are the pros & cons of building a new home ⬇️
Pros
✅ You have control over the design.
✅ You can customize any aspect of the home to ensure it both reflects your taste and fulfills your needs.
✅ You won’t have to deal with competing buyers over the house itself — once the land is yours, you’re set!
✅ A newer home = less ongoing maintenance costs.
✅ You don’t have to worry about toxic materials that might be found in an older, existing home.
✅ It can be more environment-friendly since newer homes are typically built with energy-efficiency in mind.
Cons
❌ Unexpected costs might come up during the build.
❌ Requires a lot more effort and time.
❌ It can be very stressful.
❌ You’ll have to landscape from scratch = more costs.
❌ Before you can even start building on your new plot of land, you’ll have to prepare it, including preparing utilities and having a road built onto it.
Pros & cons of purchasing an existing home ⬇️
✅ Less time waiting for construction.
✅ More options available in developed areas.
✅ You’ll have some landscaping already done for you.
✅ You always have the option to renovate the home to make it more to your liking when you have the time.
✅ Is typically less expensive than building.
❌ Can be time-consuming and stressful searching for a home (working with a realtor can alleviate some of the stress involved!)
❌ You may run into a bidding war competing for the house you want, which can cause even more stress.
❌ You likely won’t find the exact floorplan you’d like and will need to compromise on some features.
❌ Older homes have more maintenance issues and are less energy-efficient.

Ever wondered what the difference is between being pre-qualified for a mortgage and being pre-approved? Here’s a quick breakdown!
🔸 Pre-qualification ⬇️
🏠 First step in the mortgage process.
🏠 You’ll supply an overview of your financial history to the lender, including income, assets, debts, and credit score, but this doesn’t always require documentation, it can be self-reported.
🏠 The lender will then review this information to give you an estimate of what you would qualify for.
🔸 Pre-approval ⬇️
🏠 Comes after pre-qualification.
🏠 You will need to fill out a mortgage application with documentation of your financial history, and the lender will verify the information you provide.
🏠 The lender will also run a credit check and if you’re pre-approved, you’ll get a pre-approval letter, which is an offer to lend you a specific amount for 90 days.
