APRIL 2 | Can the seller require buyers to be vaccinated?
The simple answer?
Yes, as the property owner, the seller can make that requirement.
Of course, as is true with everything related to this pandemic, the devil is in the details, and when politics, religion, real-life impacts, science, and money are considered, In reality, the answer to this question is anything but simple. 😵💫
And today, I’m putting my personal feelings aside and asking some unbiased important questions for Sellers to consider….This post may be long but is full of info for you to consider…🤔
🔸Assume for a moment you have found a vaccinated buyer. Are you able to control the necessary third parties involved in order to close?👨👨👦👦
🔸What if the buyer’s preferred inspector is unvaccinated? Will the seller limit the buyer’s choice of inspectors?
🔸If the seller regulates this choice and the inspector they are comfortable with misses something during the inspection, will the seller have liability? 👷
🔸Also, it’s important to consider how the Seller’s requirement relates to the Fair Housing Act which protects against the violation of human rights.
🔸What if the buyer has a religious objection to the vaccine or a disability preventing them from receiving it?🤷
There are many things to consider here and the answer requires deep analysis and consideration of all the unintended consequences within the process of a sale.

Mask and vaccine mandates as a response to the COVID-19 pandemic have been the cause of great tension and division over the past couple of years, so what should you know about how these requirements might affect you in the homebuying process?
One of the top questions I get is whether or not a seller can require a prospective homebuyer to be fully vaccinated in order to view their listed property.
The short answer — Yes, they can. As the homeowner of a private residence, it’s essentially up to them who they allow into their home.
However, should they? There are several cons to requiring proof of vaccination as a seller, including limiting your pool of prospective buyers, not considering those whose health does not allow them to be vaccinated or those who choose not to be vaccinated due to religious reasons, and the risk of dealing with angry buyers who feel discriminated against.

APRIL 4 | Lock in a low rate before it’s too late!
Don’t let a good interest rate on your Mortgage be the one that got away! 😮💨 Did you know, rate locks protect you from market fluctuations? And as your lender processes the loan over a period of several weeks, rates can move up or down. ⬆️⬇️
If you lock the rate and market interest rates increase, you still get to keep your lower rate.
So my advice? Lock in a low rate before it’s too late. 🤑

In response to higher inflation and a strong employment market, mortgage rates are expected to rise above 4% this year — that’s an increase of 33% or more compared to the rates we saw at the end of last year.

IMO Short Term Rentals = Long Term Wealth. However, there are a few things to consider before you invest.

Determine your goals: First, it’s important to decide what type of buyer you are. Are you looking to purchase just one STR or a serial investor on the way to Real Estate domination? The answer to this determines which location to focus on.📌🗺️

Hire an agent that understands the STR market as we have a strategy for valuing the assets/income of a vacation rental.📊

Understand regulations in your locality: This is key, many areas are heavily regulated and have registration requirements, permit fees, transient occupancy taxes. 💸💸

Do some old-school competitor analysis with your agent: Consider what the market looks like in terms of average occupancy and rates. 🌙

Is 2022 the year you invest in real estate? Buying a property to rent out on Airbnb or other vacation rental platforms can be very tempting given how hot the vacation rental and short-term rental market is, but before you purchase, consider these pros and cons to see if it’s a good fit for you.
Pros:
✅ You have flexibility over when you rent out your property.
✅ It’s more profitable than long-term rentals.
✅ Property maintenance is less expensive and easier to do.
✅ More tax deductions and tax breaks are available to you.
✅ There’s less wear and tear on the property.
Cons:
❌ It requires more of your time and effort than a long-term rental would.
❌ There will be a lack of income predictability and consistency.
❌ There’s more risk involved since you have less control over the tenants and there will be a high volume of them.
❌ You pay the utilities instead of passing that cost onto your tenants.
❌ Some cities don’t allow short-term or vacation rentals, so be sure to do your research about the location’s policies BEFORE you buy a property.

APRIL 7 | 5 Bad Credit Habits to break in 2022
I get it, it’s easy to fall into bad habits when it comes to money. A one-time exception can quickly become a routine and before you know it you’re in the black hole of debt. 😰 But today I’m shedding some light on the most common credit habits to finally kick to the curb 🙌
Paying your CC late and ignoring your statements: It’s tempting to let your credit card due date come and go without paying on time.
I used to be guilty of this too, but I quickly learned that paying on time saved me money in late fees and kept my Credit Score in good standing. ✅
🔸Making only minimum payments
It may seem like a good idea but this is when the cycle of debt begins with high-interest rates and nothing to show. 😌
🔸Taking out $$$ advances
Cash advances are one of the most expensive types of credit card transactions that have the highest interest rates, not to mention having to pay a cash advance fee. Just don’t do it. ✋🛑
🔸Buying things you can’t afford
It’s a simple rule but we’re all guilty of this one way or another. If there are things you want but you can’t afford, wait until you can. 🤑🤑
🔸Applying for new CCs you don’t need
Low-interest rates? Rewards and Bonuses? Tempting, I know.
But It’s a slippery slope. Not only can new credit card applications hurt your credit score, but they can also create an opportunity to get into debt.☹️

APRIL 8 | GETTING YOUR HOME READY FOR THE MARKET
Getting your house ready to sell takes a lot more than luck and positive vibes. It takes work!
Below I’ve listed the most important tips for your to-do list.
✅ Improve Curb Appeal: First impressions matter you know… 💁 And what do buyers see first? Your yard! Enhance your front yard to leave a lasting impression on your buyers.
✅ Eliminate Clutter: I’m sure you knew this was coming! Try and put yourself in the buyer’s shoes, would you want to view a messy, cluttered home? ⛔
✅ Deep Clean: A clean house leaves a strong impression for buyers and is absolutely essential to get your home sold faster. Your buyers should feel a sense of freshness after they view it, not like they need to triple sanitize afterwards. 😑
✅ Depersonalize: Take the home out of the house. Yes, it’s important to make sure your house has a “homey” feel but you also have to allow your buyers to imagine themselves in your home. It’s hard to do that when pics of your family vacay are everywhere they look. If you don’t know what should stay and go, consider hiring a stager. 🏠
✅ Make Repairs: That doorknob that needs a good jiggle- and sometimes a secret password, the electrical sockets that haven’t worked for decades.
Now that you’re selling it’s super important to see these “quirks” in the eyes of your buyers because some of them might just be deal-breakers. 😱

APRIL 13 | Buyer Tip – Account for closing costs
Don’t make the assumption that the down payment is the only upfront cost in buying a home. Be sure to account for closing costs that typically run 2-5% of your total loan amount.
Closing Costs….“What are they?” “How much do I have to pay?” 🤷
🔸Closing costs are processing fees you pay to your lender. Closing costs cover things like your home appraisal and searches on your home’s title.
🔸Closing costs can make up about 3% – 6% of the price of the home. This doesn’t include your downpayment. 💰💰
As you start saving up for a down payment, set aside enough money for closing costs as well.

Low inventory gives you multiple advantages, including making it easier for you to sell due to the high demand, you’re more likely to be able to sell at a higher sale price, and the possibility to negotiate better contract terms. But if you’re looking to buy a new home after selling your current home, the low inventory means it might also be harder for you to find a home.

But keep in mind, You can’t pay your closing costs with a family heirloom — it’s the same with your crypto… It’s going to have to be converted, it’s going to have to be seasoned, and there’s going to be documentation to satisfy the lender.✔️✔️

APRIL 18 | Seller Tip – Take your emotions out of the equation
It’s not always easy to sell the home in which you have spent many years, or raised your children in, as a (mother and wife) , (proud dad and husband) I get it. 👪
But it’s important to put the emotions on a back-burner when putting your house on the market. That’s why having an honest, reliable Realtor (Me!) on your side is paramount. 👋
Below are my recommendations during the sale process:
🔸Do not allow your emotions to take center stage. Selling your home can be time-consuming and an emotional rollercoaster
🔸You have made memories in your home, you feel a sense of belonging and you get defensive when potential buyers critique your home
🔸Being emotional once your property is already listed on the market and potential buyers are stopping in for showings and open houses, can be devastating to the selling process
🔸Try to schedule showings and open houses while you are away…it will help ease the emotional responses and stressors

Step number one…
Create a photo prep checklist!
✔️Make sure to clean the entirety of your home – especially ceiling fans and little nook and crannies (you might not be tall enough to see it, but you can bet someone else will).
✔️Turn on all lights, lamps, and overheads – Don’t forget to replace any burned-out light bulbs!
✔️Clean all glass mirrors and tabletops
✔️Declutter all counter spaces, especially, in your kitchen and bathrooms – where you want to create a space that is open and airy
✔️Remove your furry friends and store away pet supplies, food bowls, toys, etc.
✔️Mow the lawn and arrange your patio furniture properly, getting rid of any unnecessary items✔️Sweep the porch and tidy up the exterior of your home
