AUGUST 2 | How to improve your DTI?

 

So… How do you improve your Debt-to-Income Ratio?

Paying down debt and asking your boss for a raise are two ways to improve your DTI, which will help improve your FICO score, lower the interest rate on your mortgage, increase the amount banks are willing to lend, and increase the amount you’re able to save for a down payment.

Here are more ways to improve your DTI:

🔸Look into loan forgiveness

What is the debt-to-income ratio and why does it matter when you’re planning to buy a house?

Your debt-to-income (DTI) ratio is a percentage that’s calculated by dividing your total monthly debts by your total monthly gross income and is a metric used by lenders when considering your mortgage. It shows them whether or not you have a good balance between what’s coming in versus what’s going out. The magic number is 36% or below for most lenders, otherwise, you may end up paying higher interest on your loan or be denied completely.

If you’re in the market for a new home, but know that your DTI ratio is too high, here are a few steps you can take to actively improve it and increase your chances of getting approved for a loan.

AUGUST 4 | HomePath Ready Buyer Program

 

Have you heard of HomePath Ready Buyer Program?

The HomePath program is another way to revitalize certain areas of the state you live in, only this program focuses on foreclosed homes.

The program is only for first-time homebuyers and requires just 3% down. However, you can apply to get 3% of your closing costs back to offset the down payment. You must be willing to live in the home full time and be able to accept a home as-is, which might mean that it needs some repairs or renovations.

You’re likely familiar with your credit score and how that impacts your ability to take out a loan, but do you know how it’s calculated or what factors are taken into account when calculating it?

Hint: it’s not just about making your credit card payments on time.

Here are 5 factors that affect your credit score, and how much of an impact each one makes.

🔸 Your payment history
(Think payments made on time versus late, paying your credit card bill in full each cycle) This contributes to 35% of your credit score

🔸 Amounts owed
(Wow much of your available credit you’ve used) This makes up 30% of your credit score

🔸 Length of credit history
(How long you’ve been building your credit; the longer, the better) This factors into 15% of your credit score

🔸 Your credit mix
(The different types of credit; credit cards, auto loan, etc.)This is 10% of your credit score

AUGUST 8 | 37% of contracts fall through due to repair issues

AUGUST 9 | Do Lenders Require Home Inspection for Mortgage Approval?

 

Lenders usually don’t require a home inspection because the home appraisal tells them what they need to know.

The appraisal tells the lender a home’s market value. In other words, if they had to take possession of the home and sell it because you stopped making your payments, would they make enough money? That’s what lenders care about.

This, however, doesn’t mean you shouldn’t get an inspection.

AUGUST 10 | HOW LONG DOES IT TAKE TO CLOSE ON A HOME?

 

POV: Your realtor just called to let you know that your offer on your dream home was approved. Time to break out the champagne flutes!
Not so fast…getting your offer approved doesn’t mean you’ve closed on the house yet. There’s still a lot that can happen from now until then.

But how long exactly does that “now until then” take?

This can depend on your loan type, the health of the housing market, and if everything goes as planned….But typically the average is 30-45 days, with some circumstances stretching it out to 60 days.

The average time to complete the escrow period on a home is 30 to 45 days. Market conditions are a major factor in how fast homes are sold. In hot markets with a lot of sales activity, buying a home may take a little longer than normal. AUGUST 12 | Keep Calm and ignore what Zillow said it was worth

 

It can be tempting to want to take Zillow’s home price estimates at face value, especially since its algorithm takes into account comparable homes in the area, but there are many factors not taken into account that can change the value of your home that Zillow might not be privy to.

Data such as accurate property tax reportings or major upgrades that change the value of your home might not be shared with, or accessible to Zillow and can cause discrepancies when assessing your home’s true value.

These are just two examples, but there are many variables that impact the value of your home. That’s why I recommend always working with your realtor (Me 😉) to find the right value and price for your home when it comes time to sell.

AUGUST 16 | Can I get a Home Loan with Bad Credit?


Can I get qualified and approved for a mortgage if I have bad credit? The short answer: Yes. The long answer: It’s complicated.

If you have a credit score lower than 670, which is the minimum that conventional loan lenders will be looking for, it won’t be impossible to get a mortgage, but it will be more challenging to get approved for the amount you might need.

There are things that could help you though.

✔️ If you have cash saved up that you’ll be using for a large down payment, then you’ll only need a small loan to make up the difference you need to purchase a home.
✔️You can also look into applying for alternative loans that offer more forgiveness for buyers with lower credit scores: such as FHA loans, VA loans (if applicable), and USDA loans.

If none of these are feasible options, you may need to go back to the basics and put together a plan for improving your credit score.

A sales contract with a kick-out clause allows you to continue marketing and showing the property. If by the kick-out clause date you find another buyer willing to pay the sales price despite the lower appraised value, for example, you can “kick out” the original buyer and accept the new offer.

Shopping for a home may be exciting and fun, but serious homebuyers need to start the process in a lender’s office, not at an open house.
Most sellers expect buyers to have a pre-approval letter and will be more willing to negotiate with those who prove that they can obtain financing.

Here’s what to look for in a pre-approval letter:

This is the maximum you can borrow.

🔸 Status date & expiration date:
How long the pre-approval letter is valid for (most are 90 days from when credit is run)

🔸 Mortgage type:
What type of loan were you approved for? FHA, VA, USDA, Conventional.

AUGUST 23 | The Mortgage Closing Process

 

Hey you, did the offer you just put in on your dream home get approved by the seller? Congrats! Now what?

You’ll soon be going through the mortgage closing process and to prep you, here’s what you can expect:

 

1. Get pre-approved before you look at homes
This allows the lender to review your credit score, income, assets, and liabilities.

2. Work with a reputable real estate agent
To find your dream home and sign a purchase contract.

3. Open escrow 
This is where you put money down in ‘good faith.’ This tells sellers you’re a serious and qualified buyer

4. The lender orders an appraisal and title work on the property
This information tells the lender if the home is a good risk

5. Clear any outstanding conditions
To get to a ‘clear to close’, you may have to provide any required documentation by the lender

6. Close on your loan
Once you have the ‘clear to close,’ you’re free to close on the loan and take ownership of the home

AUGUST 24 | FINAL WALKTHROUGH

 

Don’t get too lost in daydreams about your living room decor and your first Instagram post in your new home.

Why? Because you still have to do the final walkthrough.

The final walkthrough is an opportunity for you and your realtor( Me 😉 ) to spend a few hours looking over the place—room by room, inside and out—to check that everything works as it should before you sign the paperwork on closing day.

Be sure to:

✔️ Confirm that the seller made agreed-upon repairs. Also check that no new issues have cropped up since the home inspection
✔️ Check that the utilities (water, electricity, and gas) are all on.
✔️ Run major appliances like the washing machine and dishwasher to ensure that they work and don’t cause any leaks.

Bonus: You should also do a brief test of the dryer

Question: Does replacing bold colors with neutral paint colors really matter when selling in this market?

Answer: Bold isn’t always bad. In fact, if you go too hardcore on the neutrals in your home, you risk creating a monotone effect that will hide interesting features and architectural highlights that would otherwise make your home stand out to potential buyers.

The rule of thumb is to use bold colors in moderation, such as having a single feature wall in bold colors surrounded by complementary neutral walls.

AUGUST 29 | Should I continue renting?

 

Renting a home is great for independent, single individuals, or couples looking to experience sharing space, and of course newlyweds.
When you choose to rent a home you are empowered with the freedom to move around quickly from place to place, depending on your lease agreement. Home renters are not burned by the time and costs associated with maintenance, rather they inform their landlord and ensure that the repairs and requests are completed.

Renting, however, may not be cheaper than owning a home if you consider tax benefits, building equity, and no monthly payments over time.
