If you’ve gone through a bankruptcy or are considering filing for one to get rid of debt you owe, you may be wondering if it impacts your ability to buy a home.

Having a second home away from home is pretty appealing. Spend time in it whenever you want a little getaway, then rent it out the remainder of the time — makes sense, right?
Before you jump in head first, ask yourself whether you’ve done all your research on what it takes to purchase a vacation home or if you’re simply looking at the opportunity through rose-tinted glasses.
To start, here are three things to ask yourself to help you decide if it’s a good idea:
Q: Can I afford a second home?
→ Two homes means two mortgage payments and two sets of property taxes, so keep in mind your current savings, mortgage, income, and any debts.
Q: Will I be able to rent the home out?
→ Renting out your second home when you’re not using it can help bring in additional income and pay off your mortgage, so if you plan to do this, make sure that the location where you purchase your home allows for short-term rentals. You’ll also want to consider both the time and cost that goes into maintaining the property.
Q: What are the property taxes in my desired location?
→ Tax rates vary considerably based on location, so it’s a good idea to look at taxes before you decide on an area.

JULY 19 | How many homes should I view before buying one?
That’s up to you! There’s no magic number, but technology has allowed home buyers to look at hundreds of homes in a matter of hours.
For sure, home shopping is easier today than ever before. For example, the ability to view homes virtually has completely changed the home buying game. Convenience is at an all-time high. But, nothing beats visiting a home to see how it looks and ‘feels’ in person.
My advice: Go easy on yourself trying to view 20 or 30 homes in a day. That’s information overload. View three to five homes in a day, and if nothing jumps out, take a breather and start again another time.

JULY 20 | Protect your transaction from wire fraud
Scam artists are real! Protect your real estate transaction from wire fraud‼️
These steps may prevent falling victim to wire scam:
STOP: If you receive an email or text with wiring instructions, do not reply. If you receive a phone call with wiring instructions, tell the caller you’re going to hang up to verify the information.
CALL: To make sure you have received a legitimate request, call a trusted phone number you have used before to contact the lender or escrow officer or use a number written in the contract. Do NOT use a number listed in the email sent to you or call the number that texted you. There could be a fraudster on the other end of the call, ready to trick you into diverting funds to their account.
VERIFY: After calling a trusted number, talk to the person and verify that there has been a change to wiring instructions.
