JUNE 3 | What Are The Most Common Barriers to Homeownership?
Today, I’m breaking down the barriers to homeownership once and for all! 👏👏
- Not being able to qualify for a mortgage
Solution: Figure out why and fix it. Most often than not, it’s a bad credit score that drags us back to square 1. So start rebuilding, baby!💪💪 - You can’t afford the downpayment
Solution: The usual rule of thumb is putting 20% down but some lenders allow you to put as little as 3% down depending on your credit and type of home. If that’s not an option, look to see if you can qualify for any down payment grants or interest-free loans. 💰💰 - Home values are through the roof
Solution: Buying a home is about stability, so it shouldn’t be treated as an investment in the stock market. Don’t risk buying an overpriced property you can’t truly afford.🕧🕧

JUNE 6 | Should I write an offer letter to a seller?
In my opinion, it’s a nice personal touch. 🥰🥰 It’s special when a seller receives a letter — especially a handwritten one — from someone interested in buying their house.
It adds a feeling of thoughtfulness to an otherwise transactional process and stands out in a competitive sellers market.

It’s always good to make your home as appealing as it can be to potential buyers and this extends to your backyard too!

3. Clean and repair structures in the backyard, like fences, patios, and raised planting beds.

School District is Irrelevant to Those Without Kids….You would think so right?
But, homes in a school district are more desirable and cost more.
Meaning even if you don’t have kids and if you decide to sell your home in an area with a good school, you’ll be in a stronger position. 🙌

JUNE 10 | T or F – the inventory of homes for sale is at a record low.
Yep, you heard it here first. It’s true. 😑
Enticed by super low mortgage rates and remote working, home buyers have rushed into the housing market full speed ahead. 💨💨
That influx of buyers caused inventory, the number of homes for sale, to plummet.
Don’t fret though…You just need a resourceful realtor by your side to help find you the home of your dreams. It’s easier than you think! 🏠🏠

If you’re serious about putting in an offer on that house, then be sure to arrange numerous viewings at different times of the day. 🌤️ 🌙
As a rule of thumb, you should aim to take a look at the house three times, making sure you see it at night, in order to get an idea of what the place and the neighborhood are really like. 🏫 🏠 🏢
Viewing at night will also ensure you’re not purchasing a house where noise disturbances or crime might cause unforeseen issues. 🙉 🙈

JUNE 27 | Why do Realtors not Want Buyers and Sellers to Meet?
There’s an unsaid rule in the world of Real Estate ☝️ There are just one too many things that could go wrong.
Here are some examples…
- A careless remark made by one party could compromise that party’s position in the negotiation.
- Real estate can be personal, and a casual remark from the buyer can be taken as an insult to the homeowner.
- Sellers get in the way – If sellers are staring the buyers down, buyers may gloss over what’s there and not get to know the home. This could prevent a sale.
Realtors are master negotiators and they know their job well. Trust me, letting others do their job is sometimes as easy as just that! 😌

JUNE 28 | SELLER CONCESSION
What Closing Costs Do Seller Concessions Cover?
- Property taxes:
Pre-paid property taxes through the end of the year at closing. - Title insurance:
Title insurance protects you and your lender if someone comes forth with a claim for the home’s title. - Loan origination fees:
These origination fees cover your lender’s charges for processing your loan. - Inspection fees:
Inspection fees cover the cost of inspections required for the loan. For example, in some states and on some loans, a pest inspector must evaluate your property before a sale can go through. - Appraisal fee:
This covers the cost of getting a licensed third-party appraisal of the home to determine the market value. - Attorney’s fees:
In some states, you need an attorney to review closing documents. Attorney’s fees cover the cost of real estate attorney services.
