Open Houses: A key marketing strategy or an outdated practice in today’s day and age…? 🤷
Believe it or not, open houses still hold their weight when it comes to implementing key marketing strategies! They help give customers a ‘feel’ for the home and an opportunity to personalize it. 😍
However, open houses, in most cases, do not sell houses alone. That’s why it’s important to employ many tactics and make use of digital marketing by reaching out to your customers on social media platforms. 👋

Because, like most things in today’s world, this step in the home buying process is moving online. Instead, most buyers are using real estate aggregator websites (think: Zillow) in their home search — 51% of them ended up finding a home they bought from an online search, and for buyers in their 30s, that stat jumps to 61%.

MAY 4 | Closing your credit Card accounts
Truth is, if you close your credit cards, it actually affects your credit history and could, in fact, lower your credit score!
So If you’re thinking about applying for a mortgage in the next couple of months, Don’t 👏🏻Close 👏🏻Your 👏🏻Credit Cards!
Just wait…and do it after. Sometimes we need that little bit extra on our score to get where we need to be.

Although it might seem as though closing unused credit cards would help your credit score and, in turn, be a positive impact on your mortgage application, it can actually hurt you.
Why?
Because when you close a credit card two things can happen:
✔️ You won’t have the credit limit from that unused card anymore, so your credit limit will decrease, which may cause your utilization ratio to increase depending on how much outstanding debt you have, which can lower your credit score.
✔️ If the card you’re closing is an old credit card, this can affect the length of your credit history, which can also impact your credit score.

Locale plays a big part, but just as well as the timing of this question. 😉
Are you already in an existing contract? If so, then the answer is no…Your landlord cannot require you to be vaccinated.
Although, when renewing a lease or signing a new contract, if implemented within the terms, the landlord can then require any and all tenants to be fully vaccinated.
A good rule of thumb though, in any case, if you have any questions, check local and state laws.✔️✔️

With so much divide around vaccine mandates across the country, another area that is raising concern is whether or not a landlord can require tenants to be fully vaccinated.
Whether your landlord can require proof of vaccine depends on your state of residence. In most states, landlords do have the right to demand proof of vaccination before signing or renewing a lease. But that doesn’t necessarily mean landlords can demand proof mid-lease or evict tenants on the basis of not being vaccinated.
Of course, just as companies are required to offer exemptions or accommodations for religious or health-related constraints, so too are landlords generally required to do the same. But here, the laws get tricky, because in some cases, it can be difficult to determine what constitutes a valid constraint.

The most popular day to list a 🏡 house is Thursday. It sounds like an odd choice, but here’s why:
Most buyers plan the houses they’ll see over the weekend. Fresh listings will catch their eye faster, and they’ll be more likely to want to see it right away to get ahead of the competition.
If you list your house near the end of the week, you’ll have a better chance of it being viewed and even possibly have multiple offers on it faster.

Ouch! Don’t Forget those after-closing expenses…
Sometimes we fail to take into consideration the estimated costs for things we might need after the move-in.
This may be painting walls that are faded or chipped, updating rooms with that big screen tv, or even adding a lovely sofa set to make things a little more comfortable. ✨✨

No one likes to hear the sound of cars whizzing by when they’re trying to relax at home. Especially at night.
So, here’s a hack you may not have heard of before as a seller:
if you want your home to be more sellable, schedule tours and viewings at times when you know there’s less traffic around your neighborhood so that it appears quieter than it might actually be.

Although these percentages might seem like a small number, they matter. And the higher the price of the home you’re buying, the more daunting this number will seem. So, what can you do to ensure you lock in a decent interest rate and lower your monthly mortgage cost?
✔️ Try to get your credit score to at least a 740, that’s the minimum lenders will typically award the lowest interest rate to.
✔️ Also, if you can, pay as much as you can for the down payment, this will lower the amount you’ll owe, and paying more upfront means paying less later.

Who doesn’t love a little peace of mind? 🤗 Especially in a world where it’s often hard to find! That’s why for borrowers there is a specific allowance of time that the mortgage lender will keep the loan open- without having to worry about those bothersome rates rising.🙌
