OCTOBER 5 | What to ask your lender when looking to buy home

 

If it’s your first time buying a home, or you’re looking to start over, knowing the right questions to ask your lender will put you ahead of the game.

Here are a couple of questions to keep in mind:


✔️Do you have an origination fee?

An origination fee provides additional profit for the lender beyond what’s built into the interest rate. A good follow-up question: What are all of your lender fees?

✔️What other costs will I pay at closing?

Fees charged by third parties, such as for an appraisal, a title search, property taxes, and other closing costs are paid at the loan signing. These costs will be detailed in your official Loan Estimate document and your almost-time-to-sign Closing Disclosure. But the sooner you know what they are, the better you can shop, compare — and prepare — for them.

Would you rather buy a move-in-ready home or a fixer-upper? Before you answer this question, here’s something to consider:

🔸 The price of a fixer-upper is usually a lot lower than the market price the home will command after the fixes bring it up to snuff.

🔸The lower price and potential increase in value entices people, especially in today’s economic climate.

On the other hand, buying a move-in ready home means no painting, no carpeting, no knocking out walls, no plumbing fixes or electrical problems, no room additions or landscaping changes. Just moving in and unpacking boxes.

It’s not wise to make any big purchases or move your money around three to six months before buying a new home.

🔸Avoid any shifts in your credit profile
🔸Lenders need to see that you’re reliable and they want a complete paper trail so that they can get you the best loan possible.
🔸If you open new credit cards, amass too much debt or buy a lot of big-ticket items, you’re going to have a hard time getting a loan.

OCTOBER 17  | Should you show the house last minute, even if it’s not in perfect shape?

 

This may be the most inconvenient task of selling your home — But you never know when your agent may call with a serious buyer who’s hoping to schedule a showing, like, Now! And if you want to sell your home as fast as possible, turning down showings is no good.

Let your agent know that you won’t have time to clean up, and they can relay the message. Then, in a pinch, just follow this emergency house showing checklist:

✔️ Put all the toilet seats down
✔️ Remove personal items/toiletries from the bathroom
✔️ Wipe down any surfaces that need it
✔️ Empty your garbage
✔️ Put everything from the sink in the dishwasher

OCTOBER 18 | Does an Impending Recession Hurt the Housing Market?

 

The word recession is enough to send chills down anyone’s spine, especially homeowners and homebuyers. What will happen to the housing market? Will we see another housing crisis like 2008?

Fortunately, the answer is ‘no, we will not see another housing crisis.’ Here’s why.

🔸 Home Prices Remain High
If you’ve monitored the housing industry over the last couple of years, you know home prices are wildly inflated. That was due to the crazy high demand and much lower supply. It was a natural turn of events.

🔸 Supply is Still Low
A recession may cause lower demand for housing, which isn’t bad. Right now, demand still exceeds supply, keeping prices elevated. If demand falls, it will equal the supply or close to it, and even out the playing field.

🔸 It Would Still be a Good Market for Buyers
Today’s situation is different. The Fed normally floods the economy with money to stop the recession. This time, however, the recession is a good thing because it will stop the crazy inflation we’ve had last year.

Money isn’t everything, but everything needs money! Have you thought about your down payment?
An ideal down payment in the eyes of a lender is 20% of the home’s purchase price. By putting down 20%, you don’t have to pay private mortgage insurance (PMI).

But depending on the price of the home, 20% could be out of reach for many buyers. In fact:

🔸Most first-time homebuyers put down less than 10%.
🔸FHA loans allow down payments as low as 3.5%. And some VA Loans allow for no down payment.

OCTOBER 21 | Should I buy a new home before selling my current one?

Sure, buying a new home before selling your current one would make it easier to move. You wouldn’t have to worry about where to store your stuff or where to stay. But an “easier move” may involve risk and potential complications of having dual mortgages.

Here’s something to consider:

🔸 If the built-up equity in your current home, It could be applied towards the down payment on the new home. Naturally, your old home will need to be sold first.

🔸 One traditional trick of buying and selling a home at the same time is the contract contingency. When you make an offer on your new home, you can make the purchase contingent (or dependent) on the sale of your current home.

OCTOBER 22 | What if my offer is rejected?

 

A declined offer is not always the final answer. In fact, there are a couple of steps you can take if you really want the house:

🔸Counteroffer ~ if your offer was rejected, it is likely that they may have received a better offer elsewhere or your price was simply too low. If you can, raise your bid.
🔸Reconsider any contingencies ~ if your offer includes contingencies, you may want to revisit why you set them.

Remember…Sellers want an easy deal that allows them to get the most out of their home.

Sellers can flat-out accept or reject an initial offer. The good news is sellers can also initiate a counteroffer.

Remember this:

☑️ A deal isn’t dead until it’s dead.
So, if a counteroffer is proposed by the seller, you’re still in the game.

☑️ You and your agent ( Me ) just need to review it to determine whether the counteroffer is acceptable.
If so, then approving it closes the deal immediately.

Keep in mind, offers and counteroffers can go back and forth many times; this is not unusual and negotiations are a part of what Realtors do. Each revision should bring both parties closer together on the terms of the deal

Your home is the ultimate canvas! If you want to sell fast, go the extra step to make it feel like home for potential buyers. Nothing livens up a space quite like fresh flowers and paint!

Today we celebrate National Pumpkin Day. Go grab yourself a pumpkin spice latte and get ready because I’ve got an exciting list of ways to satisfy all your pumpkin cravings.

Here are a few ways you can celebrate National Pumpkin Day:

1.Visit a pumpkin patch
Certain pumpkin patch locations will have activities for the whole family, plus you’ll be supporting a local business.

2. Make jack o’ lanterns
Once you’ve picked out the perfect pumpkin, it’s time to take it home and carve a face into it. You can pick up one of those pumpkin-carving kits that include pre-printed designs and tools.

3. Decorate with pumpkins!
Pick up a few of the smaller pumpkins to scatter around your home as fall decor (inside and out)

4. Make something with pumpkin
Whether you make a loaf of pumpkin bread, cookies, pie, soup, or some other sort of dish, cooking or baking is a great way to make the most of National Pumpkin Day. Yum!

5. Get a pumpkin spice latte
National Pumpkin Day would not be complete without getting (or making) a pumpkin spice latte. Get in touch with your most “basic” self, and drink up!
