Ever found that perfect house only to get out-bid on your offer? In seller’s markets, when demand is high and inventory is low, buyers often have to go above and beyond to stand out from the competition. There’s no magic formula behind winning a bidding war on a house. There are, however, things that you can do to up your chances.
✔️ Up your offer
Money talks. Your best bet if you’re set on winning a bidding war on a house is, you guessed it, offering more money than the other person.
✔️ Show your pre-approval
Sellers are looking for strong buyers who are going to see a contract through to the end. To let them know how serious you are, it helps to have a pre-approval from your lender clearly stating that you’ll be able to borrow enough money to purchase the house.
✔️ Increase your down payment
If you’re up against another buyer or buyers, it can be incredibly helpful to increase the amount you’re willing to put down. A higher down payment means less money will be required from the bank, which is ideal if a bidding war is pushing the price above and beyond what it might appraise for.
✔️ Humanize your offer with a personal appeal
It never hurts to humanize your offer with a personal appeal. If you love the property, let the seller know in a letter. Be open and honest regarding why you feel so strongly about their home and why you think you’re the right buyer for it and don’t be afraid to get a little emotional. Lenders don’t require a Home inspection to obtain a Mortgage loan…. TRUE!
Although It is True that home inspection is not required, I believe It is always a good idea to get it done because it is an unbiased, professional overview of the condition of the house. The home inspector will examine whether the house itself has any hidden problems that could become costly surprises down the road. But this is not required to get financing.

Don’t get too lost in daydreams about your living room decor and your first Instagram post in your new home. Why? Because you still have to do the final walkthrough. The final walkthrough is an opportunity for you and your real estate agent ( Me ) to spend a few hours looking over the place—room by room, inside and out—to check that everything works as it should before you sign the paperwork on closing day.
So, be sure to:
1. Confirm that the seller made agreed-upon repairs, and to check that no new issues have cropped up since the home inspection
2. Check that the utilities (water, electricity, and gas) are all on.
3. Run major appliances like the washing machine and dishwasher to ensure that they work and don’t cause any leaks. You should also do a brief test of the dryer.

Let’s discuss an Option to Waive your contingencies.
Contingencies are certain things that must be met in order to close a deal on a property. If they’re not met, the buyer is allowed to back out without losing any money. By choosing to waive any contingencies, especially in a bidding war, you demonstrate that you’re very serious about moving forward with the home purchase.
Now, consider this:
if you waive any contingencies such an inspection contingency, for example, and then find out during inspection that the home you want to purchase has serious foundational issues, you’re either going to have to sacrifice your earnest money or pay for expensive repairs once the title has been transferred.
