Nobody buys or sells a home in the winter. Right? Wrong! In fact, if you checked the numbers, you’d find that a good chunk of home purchases happen during the coldest months of the year.

Here are 4 reasons winter is a great time to buy a home:

With fewer buyers searching in winter, you’ll be less likely to get caught in a bidding war

☑️ You can inspect the home’s durability
Winter is a great chance to see how the house handles harsh weather

☑️ Sellers are motivated
Many people who put their homes on the market in winter do so because they need to. They might be more willing to negotiate.

☑️ Homes close faster
Winter is also a quieter time for mortgage brokers, so you may be able to close your loan more quickly

JANUARY 4 (REAL ESTATE FAQ’S )

What if my offer is rejected? Sellers can flat-out accept or reject an initial offer. The good news is sellers can also initiate a counteroffer.

Remember this:

☑️ A deal isn’t dead until it’s dead.
So, if a counteroffer is proposed by the seller, you’re still in the game.

☑️ You and your agent ( Me ) just need to review it to determine whether the counteroffer is acceptable.
If so, then approving it closes the deal immediately.

Keep in mind, offers and counteroffers can go back-and-forth many times; this is not unusual and negotiations are a part of what Realtors do. Each revision should bring both parties closer together on the terms of the deal

Don’t obsess with trying to time the market and figure out when is the best time to buy. Trying to anticipate the housing market is impossible. The best time to buy is when you find your perfect house and you can afford it. Real estate is cyclical, it goes up and it goes down and it goes back up again. So, if you try to wait for the perfect time, you’re probably going to miss out.

? Evaluating needed repairs:

Peeling paint and ugly carpet are easy fixes. But moving load-bearing walls and removing hazardous materials like asbestos? Those jobs add up. If you’re buying a fixer upper, do an inventory of the work you would do in the first few years. Then figure out how many you’ll need to hire a pro to do and which are DIY home projects. If more projects fall into the “major job” category, it might be more trouble than it’s worth.

JANUARY 15 ( CLEVER HOME HACKS )

Did you know you can remove carpet stains with alcohol? Rubbing alcohol such as clear vodka (which has a lot of cleaning benefits) and even white wine can be used for this cleaning hack.

? First blot the stain.
? Second, pour any type of clear alcohol (rubbing alcohol, vodka, or white wine) onto the stain.
? This proves to be more effective than any over the counter product!

Curb appeal can make or break a sale….. ✅ TRUE or ☑️ FALSE?

First impressions really are important, even in real estate. When homebuyers pull up to the curb, what they first see can delight and invite them in, or turn them off and send them away.

My advice to Sellers:

You don’t have to stress out your budget with dramatic landscaping or high dollar hardscapes. Instead, start by creating a well-kept impression by keeping grass and hedges neatly trimmed and watered. Stand on the street and look at your house to see if the paint on your shutters needs updating. Clean your front door and any outside furniture. Add a few colorful flowers in pots and you’re all set.
