Choosing from the various types of home loans out there isn’t all that painful if you know how to. Choose wisely and you could save a bundle on your down payment, fees, and interest.

Here are the best types of home loans:

Conventional loans:
A conventional mortgage is a type of home loan that’s not insured by the federal government. It’s a deal between you and your money lender but has to meet certain guidelines by agencies such as Fannie Mae

FHA Loans:
These loans are ideal for borrowers who cannot afford a large down payment and don’t have an excellent credit score. A minimum FICO score of 580 is enough to get FHA’s maximum 3.5 percent financing.

VA loans:
VA loans are specially designed to provide flexible, low-interest home loans to active as well as veteran members of the U.S. military and their families. There’s no requirement for a down payment or PMI. The closing costs are generally capped and paid by the home seller. 

USDA Loans:
These loans are great in helping moderate- to low-income borrowers who want to buy a home in a rural area or a USDA-eligible area. Most USDA loans do not require a downpayment for eligible borrowers with low incomes

Fixed-rate loans:
You pay the same interest rate over the entire life of your loan, typically 15 years, 20 years, or 30 years. The rise and fall of market interest rates won’t affect your monthly mortgage payment in this predictable loan type. But, you will have to give a down payment.

Virtual home tours and showings are increasingly popular in real estate. Still photos and walkthrough videos don’t always capture the heart of a property the way that being there in person can. Here are a few things to keep in mind when staging your home for a virtual tour.

⬥ Start at the Door
Touch up the paint on your door, make sure that any flowers or other decorations are well cared for, and clean up any messes that might be in the front yard

⬥ Accent With Art
Remove as many personal effects as possible. Replace them with pieces of art or other items that break up the monotony of bare walls or empty floors. A wall-mounted TV, modular fireplace or other accents can also work well for this purpose.

⬥ Cut the Clutter
Decluttering is important when showing a house. Potential buyers tend to overlook if your home is still being lived in. Clutter makes a home look less appealing online.

⬥ Use Positioning to Your Advantage
Showcase the space available in your home by placing tables or other large pieces of furniture in one corner of the shot, letting the photo show off how much area there really is in the living room. Raise your hand if you’ve got some serious housecleaning to do right now? Get more done around the house with ingredients in your fridge, pantry, and medicine cabinet.
Here’s a list of cleaning hacks for those of us looking to save time, money, and of course, sanity.

1. Buff surfaces with olive oil
Olive oil is a great option for cleaning stainless steel, such as pots, pans and appliances.

2. Detox the garbage disposal with lemons or limes
To clean and deodorize garbage disposals, use fresh lemon or lime. Cut the citrus fruit into quarters, and while you have the water running put the lemon pieces one by one into the disposal

3. Remove carpet stains with vodka
Alcohol has a lot of cleaning benefits. First blot the stain. Second, pour any type of clear alcohol such as vodka onto the stain. This is better than any over the counter product

4. Eliminate water stains with shaving cream
Shaving cream is a great way to remove water stains from shower glass. Apply the shaving cream and let it sit for 15 minutes, then wipe off.

5. Baking soda and vinegar will clean the tub for you
Mix one cup vinegar, half a cup of baking soda with hot water and pour into an empty tub and allow to sit for five minutes. Start filling the tub with hot water until it is approximately one-quarter filled, and let it sit for an additional five minutes. Then release drain and rinse thoroughly.

Before listing your home for sale, please understand that first impressions really do count so make sure you take the time to prepare.
Rule #1: Put yourself in buyers’ shoes.

My recommendation:

Disassociate yourself from your property as much as possible. I always recommend that clearing your home of personal items makes it easier for potential buyers to envision themselves there. That means those gorgeous photographs of your daughter, husband, wife, nephew, best friend, cat, and so forth that line the hallway and stairwell? Take them down. All of them. The ones in the bedroom too, and the living room, and everywhere else in the house. Don’t forget the cute finger painting your three year old made you for your birthday last year that’s still stuck on the fridge
