Here’s how to create an app on your home screen:

3. Click the share button
4. scroll down and click “Add to Home Screen”

Always, always, always factor in closing costs when looking at home pricing and affordability!

I can’t stress this one enough. So many people forget about this additional 2-6% that “sneaks” up on them during the closing process.

However, buyers should closely examine the itemized list of charges in case there is room to negotiate a lower cost or eliminate any line items. Let’s talk pricing! You may have read or heard somewhere that setting a high asking price is a good thing, as it allows more room for negotiation.

The truth is, pricing your home too high can actually end up driving buyers away because they won’t bother even looking — especially if they’re also looking at comparable homes that are priced right. If you owe a lot of student loan debt, there is no way you can get a mortgage?

✔️Reality: Having a lot of student loan debt doesn’t automatically disqualify you from getting a mortgage. The key factor is not necessarily the size of your loan, but the amount of your total monthly debt payments compared to your monthly income. This is called DTI. 🧑‍🎓

You don’t need to be 100% debt-free to buy a home or qualify for a mortgage. There are certain things that lenders will look at though, one of the most important being your current debt and how it compares to your income.

When calculating your debt-to-income ratio based on your recurring monthly payments, your student loans will be included as part of your monthly expenses, however, you only need to include your minimum required monthly payment.

Lenders like to see a debt-to-income ratio of 50% or less, so if your student loans are or other monthly expenses are contributing too much, focus on paying them down before you consider buying a home. If you’re still set on buying a home, there are other steps you can take to improve your chances of qualifying for a mortgage.

✔️ Consider loan types other than a conventional loan if your DTI ratio is too high|
✔️Pay off another debt to eliminate recurring expenses and free up cash flow
✔️ Increase your income with a side hustle to help lower your DTI ratio

SEPTEMBER 9 | The appraisal came in low. Can I appeal it?

 

It’s a long shot, but sure. You can appeal the appraisal. Ask the appraiser for a reconsideration of value based on the information from your real estate agent

Appraisers rarely change their minds, but if it’s your only way to fix the situation, you could consider it.

You know your home better than anyone else — upgrades you’ve made, how well it’s been maintained, etc. So, don’t just take an appraisal at face value. Especially if you know your home is worth more.

If you think the appraisal you received on your home is too low, challenge it!

Here are 9 steps you can take to appeal it.

🔸 Request a copy of the appraisal report, otherwise, you won’t have access to it.
🔸 Check every detail, there could be very obvious mistakes that the appraiser unintentionally made but didn’t thoroughly check through.
🔸Contact your lender and request a value appeal, but make sure you can substantiate any claim with evidence.
🔸 Provide updated comps, especially if home prices in your neighborhood are increasing rapidly.
🔸 Make sure there are no missing permits: If you’ve made additions or improvements to your home and didn’t get building permits you might have an issue with its value because an appraiser cannot consider the improvements in the appraisal if they’re not permitted.
🔸 Make upgrades and improvements clearly known to the appraiser.
🔸 Have your agent meet with the appraiser to help communicate the supporting data, such as comps and improvements.
🔸Appeal an appraiser who doesn’t know the area.
🔸 Get a second opinion but be aware that a buyer’s lender might not accept your appraisal because they typically use appraisers they trust and have worked with before.

SEPTEMBER 12 | How long does it take to get pre-approval letter?

 

Getting a mortgage pre-approval letter is typically a quick process, but it can be lengthier in some instances.

Depending on the mortgage lender you work with, and whether you qualify, you could obtain your pre-approval in as little as one day, but it usually takes a few days, and in some cases, a week or longer. If you’re required to undergo an income audit or other verifications, be prepared to wait even longer.

The sooner you start the process, the better, don’t hold off otherwise it may cost you your dream home.

Two reasons you’ll want to lock in your interest rate 👇

1. Rates are on the rise: Locking in your rate now means you’ll likely end up with a lower interest rate than you would if you let it ride until closing.

2. You can budget more accurately because you’ll know exactly what your interest rate will be when it comes time to close — it could be the difference of tens of thousands of dollars over the life of the mortgage.

Your credit score is the first thing lenders look at when deciding if you qualify for a loan. It doesn’t need to be perfect, but the higher your credit score is, the higher your chances of approval.

Ideally, you should have a credit score of 700 or higher, but if it’s not, aim for at least a 660- credit score.

There are several factors that lenders look at that affect your ability to get a mortgage. Your credit score being an important one.

Here’s a breakdown of credit scores and how likely you would be to get approved for a mortgage for each.

🔸740–850: Excellent credit – easy credit approvals and the best interest rates.
🔸670–740: Good credit – typically approved and offered good interest rates.
🔸620–670: Acceptable credit – typically approved at higher interest rates.
🔸580–620: Subprime credit – It’s possible to get a mortgage, but not guaranteed. Terms will probably be unfavorable.
🔸300–580: Poor credit – little to no chance of getting a mortgage, you will have to take steps to improve your credit score before being approved.

There are always case-by-case scenarios, so don’t let your credit score discourage you from buying a home. Work with your realtor (Me😊) on a realistic game plan to ensure you’re making the best choice for your unique situation.

Having a list of questions to ask potential lenders is just the start. Knowing the answers you’re looking for puts you ahead of the game.
Ask your potential lender these questions:

✔️ Which type of mortgage is best for me?

This question will help you determine whether you’re talking to just a producer — a salesperson — or a quality adviser. When you ask, “What are my options?” for each type of loan discussed, the mortgage lender should tell you the pros and the cons in light of your situation

FYI: There are various mortgage loans that you may find more suitable for you. For example, military veterans and first-time homebuyers may be eligible for a special loan and/or down payment assistance programs.

✔️ Do I qualify for any down payment assistance programs?

If you really want to size up your mortgage lender’s value, this is the question that will do it. If you get a chuckle or a groan in response, move on!

Lenders with knowledge of local, state, and national down payment assistance programs, and willing to help you navigate the process, are well worth the hunt.

SEPTEMBER 20 | Be upfront and disclose any foreseeable problems

 

In order to prevent unforeseen, long-term issues – it’s best to be upfront and disclose any foreseeable problems that may or may not arise. ☝️

Your honesty will prove more valuable than the home you are selling, and the buyer will be much more appreciative of this.🙌

🔸Report any issues which may occur, even if the law doesn’t require it.
🔸This may include structural problems, infestation, dampness or mold, and any fixtures or appliances that may not work.

 

You don’t always want to necessarily address the negatives of the home you’re selling, but it is an important factor in the home selling process and most importantly you won’t have to worry about any legal issues coming back to bite you in the butt.😅

Regardless of whether you’re legally obligated to disclose certain information about your home when selling, I recommend that you still be upfront with potential buyers to instill peace of mind for both parties.

There are certain issues that you’re legally obligated to disclose. Here’s a list of some of those (that vary from state to state):

✔️ Disclosure of haunted homes or paranormal activity
✔️Disclosure of murder or deaths on the property
✔️Roof leaks or needed roof replacement
✔️Foundation issues
✔️Lead-based paint
✔️Known toxic materials in the home
✔️Water damage
✔️Legal issues involving the home

If you’re unsure of what needs to be disclosed, speak to your realtor (Me 😉). A good realtor will be aware of state laws and should always advise you to be honest and upfront.

SEPTEMBER 21 | Will I have to pay mortgage insurance?

If you put down less than 20%, the answer will probably be “Yes.”

Even if the mortgage insurance is “lender paid,” it’s likely passed on as a cost built into your mortgage payment, which increases your rate and monthly payment. You’ll want to know just how much mortgage insurance will cost and if it’s an upfront or ongoing charge, or both.
