Happy April Fool’s Day! When it comes to buying or selling real estate, sometimes it seems hard to tell the myths from reality. There is so much bad advice floating around, and even the good advice doesn’t always apply to every location or type of home.
This April Fools’ Day…..Don’t be fooled by these home-buying myths‼️
? Myth: You Need a Ton of Cash to Buy a Home
✔️ Fact: There once was a time when you needed a 20% down payment to even consider buying a home. But today, if you want to lock down a good rate, you would be able to do so with as little as 3.5% down. There are loan programs that let you put as little as zero down. The 20% tradition is a hold-over from decades ago. Let go of that and other myths, and you’ll find a whole new world of options opening up for you.
? Myth: You Need Perfect Credit to Buy a Home
✔️ Fact: The reality is that while a higher credit score generally allows for a more favorable interest rate, it doesn’t mean that poor credit is an insurmountable hurdle. There are many options available for buyers of all incomes and credit tiers. Talk to your lender and if you hear “no,” keep looking! It may take some research, but sooner or later you’ll find the perfect match for your unique situation.
? Myth: School District is Irrelevant to Those Without Kids
✔️ Fact: Homes in more desirable school districts cost more. This means that even if you don’t have children, when it comes time to sell your home, you’ll be in a stronger position if you’re in a good school district.
So don’t buy the myths that schools, parks, and recreational centers only impact those who use them.

Are there any factors that can make your home unsellable? You bet! In my previous tip, I explained why looking at your home through a seller’s eyes may not be a good approach!

? Not Doing Research Before Putting Your Home on the Market!
Hardly any FSBO sellers check to see if there are any open permits, violations, or additional liens on the property. I’ve heard folks tell me that they were less than a week from closing when they found out that there was either an open permit, violation, or additional lien on the house. My recommendation is to have an attorney or a realtor ( Me!) closely examine your situation, and guide you in the right direction before putting your house on the market!

The housing market continues to perform strongly primarily driven by historically low mortgage rates. As of the first week of January 2021, the U.S. weekly average 30-year fixed mortgage rate reached another historical low of 2.65%. These low-interest rates and the ability for people to work remotely have continued to support the demand for housing, which is reflected in home sales reaching levels not seen since 2006.

When it comes to buying a house, the highest offer always gets the house — right? Surprise! The answer is often “no.” Conventional wisdom might suggest that during negotiations, especially in a multiple-offer situation, the buyer who throws the most money at the seller will snag the house. In reality, however, it doesn’t always end up that way.
Here are few reasons why your lower offer might just beat that higher one after all.
✔️ Cash is always king
If you can pay cash, you’ll likely win out over a higher-priced offer, every time. It may sound impossible to make such a huge purchase without any financing, but many people do it
✔️ The next best thing to cash: A pre-approval letter
A pre-approval letter is a confirmation you’ve acquired from your mortgage broker or bank that confirms you’re ready to buy in a set price range and have been pre-approved for the loan.
✔️ Not overloading on contingencies
Contingencies are negotiating tools that give you an opportunity to walk away without consequence. The most common contingencies are the inspection, the financing, and the appraisal.

The real estate market swings back and forth, and each seller has their own set of circumstances.
? The listing price of the home is not like the price of a candy bar at the grocery store
? The listing price is also not like the prices at a used car lot
? The price on the tag is not written in stone
Unlike the car price, where prices are only ever negotiated in one direction (down) the listing price of a home may be too low, and the contract price will need to go up in order to close a deal.

Tip #6: Look For Neighborhoods With Growth Potential
Choosing the right location is one of the most important decisions when it comes to buying a home. While some home-buyers aspire to “keep up with the Joneses,” purchasing a home in the “trendy” neighborhood of the moment, savvy home-buyers know the best bargains can be found in “up-and-coming” locales.
? Skip the higher property values and congestion
? Search for a home in an unincorporated area with growth potential.
This might require driving a few extra blocks for that morning Starbucks coffee, but this will easily be overlooked once the community grows (and your home value with it)

Today’s vocab word: BINDER or “Offer to Purchase”
A preliminary agreement, secured by the payment of earnest money, between a buyer and seller as an offer to purchase real estate. A binder secures the right to purchase real estate upon agreed terms for a limited period of time. If the buyer changes his mind or is unable to purchase, the earnest money is forfeited unless the binder expressly provides that it is to be refunded.
A potential home buyer will find this vocab helpful for understanding words and terms used in real estate transactions.

APRIL 29 ( BUYER TIP )
In my previous guide to buying a fixer-upper, I touched on the importance of getting specialized inspections.
Let’s continue with step #4: Factor repairs into your offer:
If you’ve found a house with manageable repairs that you’d like to buy, it’s time to do a little math. Use your list of needed repairs to price out each project and come up with your total renovation costs.
?Make sure your offer plus the needed renovations won’t be greater than the amount you could expect the upgraded home to appreciate (go up in value).
? Make sure your monthly mortgage payment will be low enough that you can afford to pay for ongoing projects.
? Decide how much work (if any) must be done to the house before you live there. Don’t forget to add up your alternate housing costs while the work is going on.
If the math checks out, you’re in a good position to make an offer.
