AUGUST 5 | WHAT NOT TO FIX WHEN SELLING YOUR HOME?

 

Perhaps it sounds counter-intuitive, but there are things that don’t need to be fixed when selling your home.

Not to be mistaken for defects or conditions that impact functionality of the home (those do need to be fixed) but rather, cosmetic scratches and small fender-benders won’t deter your home from being sought out by buyers.

Here are few recommendations:

?️ Avoid fixing cosmetic damage
Do not spend time on small damage such as peeling paint, scratches on the wall or scuffed floors. This type of damage is often looked at as an easy fix for the potential buyer. Don’t waste your time!

?️ Avoid renovating beyond the value of your neighborhood
If your house is the nicest one on the street, there is a chance you may not get the return you are looking for. The seller’s price usually considers the price of comparable houses being sold in the community, therefore the value of the house may be brought down.

?️ Old appliances
If the appliances are outdated, no need to remove them and replace them with top of the line appliances. The buyer may have plans to renovate and we do not know their vision. An alternative would be to replace the old appliances with used appliances (in better condition) and that way, you won’t break the bank.

☑️ Install new toilet seats
☑️ Check the smoke detector batteries
☑️ Deep clean the carpets
