FEBRUARY 2 | Happy Groundhog Day!

 

 

It’s no secret that life nowadays is a teensy bit stressful, serious and sometimes downright exhausting, am I right?! 🤷I think we could all use a day where we celebrate watching a groundhog climb out of a hole and predict how long winter is going to last. 😂

FEBRUARY 3 | Housing Market Predictions 2022 

 

 


If you’ve been in the market for a new home this past year, or even two years, then you probably know that housing prices continue to hit record highs.

While trying to predict the future of the housing market is a little like trying to forecast the weather months in advance, here are a few top predictions based on the current landscape:

↗️ Prices are positioned to continue climbing for the first few months of the year, keeping us in a seller’s market, but are expected to then taper off into more normal levels.
➡️ Demand will also continue to be strong, unless inflation outpaces wages, which will then dissuade buyers.
↘️ Inventory will continue to struggle due to rising costs of building materials for new home construction.

Although housing prices continue to climb, rental prices are climbing as well, so it’s still a good time to buy if you can afford to. The best strategy to follow is to continue saving and be sure that you can afford the house you buy, while also ensuring you have enough in your rainy day fund to support you if any unforeseeable factors arise.

To navigate these waters, it’s important to carefully consider your budget and hone in on a list of must-haves.

🔸 For homeowners that are ready to sell, you’re in a good position, as we are in the midst of a seller’s market, meaning the seller has the upper hand. 🙏🏻

Demand is high, and with supply still low, sellers can set their prices higher. 💵💵

🔸 Expect to see bidding wars on many homes, especially as the market heats up during Spring & Summer. 👪🏠

🔸 Of course there’s a lot more to the market than noted above. No matter if you’re a first-time buyer, renter, seller, or investor it’s normal to have questions and concerns.

As a full time real estate agent, I understand the true difference between a career and a side gig within this industry. Agents who choose to do real estate part time are not actively following the market. That leaves you at a major disadvantage, both as buyers and sellers.

🔸 Buyers, you want an agent who can show you new listings as they come up, so you have a better chance at closing a deal if you choose to.
🔸 Sellers, you want an agent who can readily show your home to prospective buyers. Part time real estate agents do not have the time required to stay on top of the market.

FEBRUARY 24 | Divorce your landloard 

 

Today I’m breaking down some reasons why it may be time to make the switch from renting to owning. After all, isn’t it time to invest in yourself? 😁

 

Reason #1: Rent continues to increase. It’s sad but true. The cost of rent has increased exponentially and is continuing to rise. In fact, research shows that rent in many markets has grown much faster than median incomes. Yikes! 😫

Believe it or not, the high cost of rent means that paying a monthly mortgage is often comparable to or even cheaper than renting a home. 💰

Reason #2: Roots baby. Owning a home can be an empowering and rewarding milestone in life. The icing on the cake… When you rent a property, you don’t receive any equity for your investment and you don’t have the pride of calling your home your own.

Say goodbye to neutral walls and ugly carpets. When your home belongs to you, you can enjoy making each part of it fit your unique style. 👏👏

Reason #3: Equity Gains! Enough said. Home values have risen and are expected to continue rising in the future, making homeownership a profitable long-term investment. 😉💵

FEBRUARY 25 | DOWN PAYMENT MYTHS



Some of the biggest misconceptions I hear as a Realtor are related to down payments. 😵‍💫

So today I’m your Mythbuster. 😁

Helping you set the record straight by debunking these myths once and for all.💪💪

⛔ Myth #1: You need a 20% down payment.
✔️Reality: Sure it’s ideal if you wanna get off the hook in paying private mortgage insurance also known as PMI. But there are other options, For qualifying buyers, lenders can offer options with 10% or 5% down if you’re willing to pay the monthly PMI cost. 👌

⛔ Myth #2: If you owe a lot of student loan debt, there is no way you can get a mortgage.
✔️Reality: Having a lot of student loan debt doesn’t automatically disqualify you from getting a mortgage. The key factor is not necessarily the size of your loan, but the amount of your total monthly debt payments compared to your monthly income. This is called DTI. 🧑‍🎓

⛔ Myth #3: If your credit score is low, you should not even try to get a mortgage.
✔️ Reality: Millions of potential buyers assume they will not be approved for a mortgage even though many could qualify on the basis of their credit score. That’s not always the case.

It’s best to discuss your current financial situation with an experienced Lender who can help establish a strategy to repair or strengthen your credit score before applying for a loan. 💸💸 The bottom line? Strategy! 📈📈 Explore your home financing options early, and start building a personal team of experts on your side. 🧔👩‍🦳👨‍🙋
