JULY 2 (INVESTING IN REAL ESTATE )
There are a few ways to invest in real estate that is lucrative and well worth it. Those interested in investing in real estate can pay a portion of the total cost upfront and pay off the remainder over time!
?A primary way to make money in real estate is to own rental properties (becoming a landlord)
?Another way to make a profit from real estate is by purchasing undervalued real estate, fixing it up, and then selling, this is called flipping.
?There are also real estate investment groups that you can become a part of, this is a more hands-off approach.
?Lastly, there is the option of real estate investment stocks that are basically dividend-paying stocks.

JULY 3 (HOW TO PAY OFF YOUR MORTGAGE EARLY? | Tip #1)
Wanna know how to pay off your mortgage early? Check this out…Rather than paying your mortgage once a month, switch to biweekly payments. Wait…What? In theory, you will be paying the same amount each month. However, there are 52 weeks in a year which would be 13 full-sized payments per year through biweekly payment, versus 12 payments per year with traditional monthly payments.
Example:
30-year $200,000 mortgage at 5% interest
Making biweekly payments saves you $34,328 in interest, decreases your number of overall mortgage payments which leads to paying your mortgage out in full almost five years earlier versus traditional monthly payments!

JULY 5 ( INSANITY )
Better Days are Coming this week! They’re called closing day & move-in day…. Remember, When you’re house hunting, budget is everything. It dictates how much home you can reasonably afford, and therefore which homes you look at. After all, you don’t want to end up house poor or risk going into foreclosure because you couldn’t maintain your mortgage payments.

JULY 6 (Don’t be afraid to peek outside your price range)
In general, I don’t like to show my buyers homes outside of their price range, as it can create expectations of things they can’t afford. However, there are times when looking outside your budget does make sense.
Here are the Top 4 reasons why you shouldn’t be afraid to take a peek outside your price range:
1. You can’t find anything
In today’s market, there’s a lot of competition among buyers. In those cases, it makes sense to lookup
2. Gain valuable insight
Seeing properties above your specified price range gives you context, an understanding of what attributes like condition, amenities, finishes, location, and placement drive pricing higher (I strongly recommend narrowing your search based on priorities!)
3. You may actually get a better deal
Some properties within budget may need renovations. The higher-priced home may be newer and move-in ready, saving the buyer time and money in the long run
4. A higher amount might be totally manageable
Adding an extra $10,000 to your price point could make a big difference in the quality of a home or area. Keep in mind… on average, a $10,000 price bump only adds approximately $55 more a month to your payment!

JULY 7 (Ok, so how do I get my dream home?)
Finding your dream home is a lot like finding the perfect partner. It might take a while, but when you find the one, you know you’ll always have the support of someone who just gets you. And when you find your dream home, you’ll always have the perfect place to unwind and make memories.
To make your home buying experience smooth, here’s what I recommend:
? Find your style
Consider what type of home will work best for you
? Do your homework
To find your perfect fit, start by doing some research. Check out a neighborhood’s walkability score. Also, be sure to visit areas you’re interested in… in person too, especially if you’re relocating.
?Know your finances
Get your financial picture in order before applying for a mortgage. Remember, it helps to get pre-approved
? Stay on budget
I recommend adopting the 28/36 rule. For example, your monthly housing expenses should not exceed 28% of your gross monthly income, while all your monthly expenses such as housing costs, car payments, etc should not exceed 36% of your gross monthly income.

JULY 8 (Farmhouse sink or Under-mount sink?)
Farmhouse sinks are often much deeper and wider than a traditional sink basin, making them especially ideal for large families or homes without a dishwasher. The exposed front also adds an extra dose of style to the space. Undermount sinks have been popular since the 1980s, while farm sinks have become very popular recently.

When you’re ready to look for homes, consider what works best for you now — and what will work best for you in the future. Ideally, you should plan on staying in your new home for the next five to seven years (or longer). Doing so can help you pay down the mortgage and build equity.
For a house to be your perfect home, it will have to grow with you.

? Think you might start working remotely? You’ll want that home office

Wanna know how to pay off your mortgage early? Here’s Tip #2 of this series.
Making an extra payment each month specific to the principle of your loan and not the interest can save you a lot in the long run on interest payments!
So, for example:
Let’s say your payment per month = $1046
Rather than paying just this amount round up and pay $1100 and mark the extra payment amount to go towards the principal. Even with as little as $50 extra per month it will add up quickly and speed up the payoff process.

Are you as passionate about gardening as I am? Well.. let’s talk about raised garden beds vs traditional garden rows.
First off….raised garden beds are easier to plant, weed, water, and harvest than an underground bed. Compared with traditional garden rows, the ground bed can also produce larger and better yields in a smaller space. Also, raised garden beds allow you to plant a garden almost anywhere, from a small patch of grass to a patio.

Underwriting guidelines have loosened a lot making it easier to buy a home today. The way conventional lenders have encouraged home buying is by lowering the down payment required along with the credit scores to qualify. Lenders are also allowing for higher debt levels. Many borrowers who were turned down in the past can now obtain a mortgage through conventional lenders. The mortgage landscape is much more welcoming today than four or five years ago!

Do you have a 30-year mortgage loan? Refinancing your mortgage into a shorter loan term such as a 15-year loan can obviously speed up the payoff process by half. The upside to shorter mortgage terms is lower interest rates, which inevitably saves you money, spend to save!
In actuality, despite popular belief,
? A 15-year loan monthly payments are not double that of the 30-year mortgage loan as the 15-year loan has a lower interest rate attached to it.
? There is also a middle ground to a 15 and 30-year mortgage loan, which would be the 20-year mortgage loan. Making monthly payments a bit more manageable with the same benefits of a lower interest rate and faster payoff!

Today’s vocab word: Equity
Equity is ownership. When it comes to homeownership, equity refers to what proportion of your home you really own—meaning what proportion of the principal you’ve paid off. The more equity you’ve got, the more financial flexibility you’ve got, as you’ll refinance against whatever equity you’ve built.
So, for example… If you’ve got a $200,000 home, and you continue to owe $150,000 on it, you’ve got $50,000 in equity.

So, what does low inventory really means to you? Simply put, you should be on top of your game when you go house hunting because chances are the best homes will probably be grabbed up quickly. Toward the beginning of spring ’21, most homes sold around 20 days quicker compared to the previous few springs. That doesn’t leave a lot of time to falter over your home hunt.

Have you noticed rising rent prices? The U.S. median rental prices have surpassed pre-pandemic growth and are now at their highest point in two years.
Monthly rents rose 5.5% year over year. Just to put things in perspective, one-bedroom & two-bedroom rentals climbed to the highest levels since May 2019 at [ $1,718 and $1,422 respectively (national average)]. Rents for studio apartments rose for the first time in the last 10 months, reaching a median of [$1,254].
Apparently, this has by no means took place before… which begs the question: why are rents rising so fast?

Responding to a continued national trend of an inventory shortfall, The median existing single-family sales price rose at an annual pace of 16.2%, a record high since 1989. Nearly every metro area tracked by the National Association of Realtors recorded year-over-year price increases in the first quarter of 2021, according to the latest quarterly report released by NAR.
The overwhelming majority of metros experienced strong price increases, registering double-digit price growth!!! Significant price increases throughout the country simply illustrate strong demand and record-low housing supply ( Source: National Association of Realtors )
