Let’s be honest, multiple offers are very common in today’s market.

Sometimes home buyers wonder whether it is worth competing with other buyers in the seller’s market. When there is very little inventory on the market, the seller usually receives multiple offers. If the house is something you are looking for, it is a good idea to write an offer anyway. After all, someone will be the winning bidder. Why can’t that person be you? However, there are a few things you need to keep in mind to write a competitive offer.

✔️ Show the Seller That You’re Qualified
✔️ Shorten or Waive Some Contingencies
✔️ Don’t hope for negotiation in a seller’s market. Write your best offer and make it one you can live with.

High-profile clients such as celebrities and the wealthy prefer not to have their properties listed in the MLS database in order to avoid publicity and nosey bodies. These properties are referred to as pocket listings because they are figuratively hidden in an agent’s pocket.

? Only buyers that are a part of the agent network are aware of the property listing and have a chance to make a property deal.

However, if you are a regular person looking to sell your property for top dollar, your best bet is to use an agent ( Me!) with access to the MLS database to get as many interested buyers as possible!

JUNE 7  (EDUCATIONAL)

 

Moving can be hard for adults, but, it can be even harder on children as they feel that they have not been a part of making this huge life-changing decision. Children are known to thrive on family routine, it gives them a sense of stability, safety, and comfort, when that balance is disturbed it can be traumatic.

Depending on the reason for the move, truly weigh your child’s interest and life into the decision, and postpone moves that are closely scheduled to a major life change such as a death, divorce, etc. Ultimately, life happens and you have to make decisions for your family that is in their best interest even if they do not perceive it as such at first.

Here are  a few tips on how to prepare your child for a move:

✔️ Create a story to explain the move, or use toys as props to create a scene
✔️ Keep explanations simple and direct
✔️ Be open to their opinions, listen intently, and don’t brush them off
✔️ If your new home is close by take your child along with you and each time bring some of their stuff, explain the move in this way

A good real estate deal depends on the numbers behind it. The best time to buy an investment property is when you find a home that ticks all the boxes. This requires an investment property analysis which allows you to assess and compare the targeted house with others in the same location to determine its profitability.

Key metrics to use when analyzing investment properties are cap rate, cash on cash return, and cash flow. These metrics will give you an estimate of your potential return on investment before buying and committing to the property.

Insider Tip #3: You don’t have to view a house in the middle of the day

If you’re serious about putting in an offer on a house, then be sure to arrange numerous viewings at different times of day. As a rule of thumb, you should aim to take a look at the house three times, making sure you see it at night, in order to get an idea of what the place and the neighborhood is really like. Viewing at night will also ensure you’re not purchasing a house where noise disturbances or crime might cause you unforeseen issues.

Contrary to popular belief, the real estate deals that people brag about are overstated. While there is no doubt that some lucky buyers pay less than market value, the fact is that sellers are currently getting close to the asking price since the limited inventory on the market makes it almost impossible to drive a hard bargain.

JUNE 21  ( REAL ESTATE FAQ’s )

 

This is really just a matter of preference, but both newer and older homes offer distinct advantages, depending upon your unique taste and lifestyle.

✔️ Older homes can generally cost less than new homes, however, there are many cases where new homes can also cost less than older homes.
✔️ Most new homes will not have any backyard landscaping and some don’t include any front landscaping either
✔️ Taxes on some older homes may also be lower
✔️ In a new home, you can pick your own color schemes, flooring, kitchen cabinets, custom wiring for TVs, etc., as well as have more upgrade options.
✔️ Older homes, unless they have undergone an energy retrofit, usually cost much more per square foot to air-condition and heat

As you can see there are advantages and disadvantages to each, but it really comes down to what fits you and what you are looking for in a home.

? Not Having the Right Network of Buyers and Agents in Your Area

The average agent will email blast every client and every Realtor on his/her list on every listing they have for sale. It may sound like a good idea, but it is the worst idea. Almost always, there are many people on an email list that aren’t interested in the email. They will look at your email as SPAM. They could live in a different area, aren’t interested in the email topic, or numerous other reasons. 

What I do is Categorize the recipients that receive an email. For example, a person could be tagged as a buyer looking to purchase in [ this town ]. Another effective way is for a realtor to personally call all the buyers and agents individually to let them know about something they are probably interested in.

Tip #2 | Run a Personal Cost-Benefit Analysis 

In other words, Is the financial gain worth the time, monetary investment, and emotional bandwidth it takes to rehab a property? If, for example, you have a background as a builder or contractor—or own a company that employs such skilled labor—you’ll be able to do much of the work yourself and likely reap a greater profit than someone who has to hire out all of the labor.

Everyone predicted increasing rates. And, despite a brief jump in April, rates dropped unexpectedly in May, going below 3%, according to Freddie Mac.

✔️ Mortgage rates may remain close to 3% going into July, as they have been this spring.
When it comes to overall patterns, though, a gradual increase in rates is considerably more likely than a significant decline.

✔️ By the end of the summer, several agencies estimate rates of 3.5 percent or 3.6 percent.
Others think that in the same time frame, we will witness a more moderate gain of roughly 3.3 percent.

I’d advise concentrating on your own priorities rather than market fluctuations.
