As a first-time home buyer, it can be pretty overwhelming trying to understand what costs you’ll encounter as part of the home buying process, so I’ll be breaking them down for you in this post.

Ok, here we go:

 

🔸 Closing costs
Include a wide range of charges for services related to applying for a mortgage; some are related to the property and others are related to the paperwork involved. Expect to pay anywhere from 2 to 5 percent of the amount you’re borrowing.

🔸 Down payment
A percentage of your home’s purchase price that you pay upfront when you close your home loan. The average down payment in the U.S. is about 6%, although it’s possible to buy a home with as little as 3%. Keep in mind that the higher your down payment, the less your monthly mortgage payment will be.

🔸 Earnest money (aka good faith deposit)
A sum of money you put down to show that you’re serious about buying a home. The amount you should offer depends on the particular real estate market your desired property is in.

🔸 Property taxes
The national average is 1.3%, but Chicago is slightly less at 1.22 percent.

🔸 Insurance
The average cost of home insurance in Chicago is $1,728 per year for $250,000 in dwelling coverage.

🔸 Appliances
Depending on the appliances you need and choose, you can spend anywhere from roughly $40 to $10,000.

🔸 Furnishing
The average cost is $16,000, but this depends on the size of your house and the pieces you choose.

🔸 Maintenance
You should generally budget for 1% of the home’s purchase price.

Nationally, the best time to sell a house is March if you’re trying to sell quickly, while the best time to maximize profit is July. ☀️ I recommend listing your home for sale in March, but no later than Labor Day, based on historical market trends. 📈

MARCH 15 | SELLER’S  BIG NO NO 

 

Do not even think of hiding any major problems with your property, it will come around and bite you in the behind.  Remember…All real estate deals follow a specific process. Within this process comes the home inspection, which uncovers every minor and major issue.

 

Here is what I would recommend :

 

🔸Either fix the problems before the home inspection
🔸List your property under market value to compensate for the issue
🔸Offer the potential buyer a credit to fix the problem in the future

 

Depending on the issues, one way to determine what to do is by consulting a real estate professional ( That’s Me! ), as I would have your best interest in mind, advise and guide you to ensure you are not over extending yourself.

Sellers, listen up! If you want to sell your home as quickly and smoothly as possible, avoid doing these 5 🖐 things!

 

1. Working alone:
Not hiring a real estate agent to represent you may seem like an easy way to avoid paying commission, but you’ll miss out on a real estate agent’s market knowledge, contacts and help with the process.

2. Overpricing your home:
This may cause it to sit on the market for too long, deter qualified buyers, you may end up having to sell for less if your listing goes stale.

3. Selling at the wrong time:
Keeping in mind the time of year and the weather are important to timing your home’s sale, but also take into consideration how long you’ve lived in the house — to avoid capital gains taxes on your primary residence, you’ll need to have lived there for at least two of the last five years.

Many first-time buyers tend to make a number of missteps in the mortgage and home-buying processes.

 

Here are some of the most common mistakes to avoid:

 

❌ Don’t leave or change your job
❌ Do not make any large purchases
❌ Don’t open or close any lines of credit

If you’re planning a career change, try to delay it until after you’ve closed on your new home.

🔸 Do not make any large purchases: doing so might lower your credit score and also increase your debt-to-income ratio, which is generally the deciding factor in how big of a loan you can qualify for.

🔸 Don’t open or close any lines of credit: this can also impact your credit score, and again, lenders like certainty and will assess the risk for each loan applicant; so you’ll want to make sure you’re in good standing financially.

When applying for a mortgage, there are two steps you need to do to prepare: get pre-qualified and get pre-approved. Pre-qualification is an estimate of how much you can spend on a home, but a pre-approval is more valuable because it shows that a lender has already assessed and approved your financial situation.

 

So, how do you get pre-approved? Here’s a list of five things you’ll need:

 

🔸 Proof of Income: this includes W-2 wage statements from the past two years, recent pay stubs that show income and year-to-date income, proof of any other income, and tax returns from the last two years.

🔸 Proof of Assets: you’ll need bank statements and investment statements that prove you have enough funds for a down payment, closing costs, and cash reserves for your monthly payment.

🔸 Good Credit: most lenders require a FICO score of 620 or higher to approve a conventional loan, and some may even require that for an FHA loan. The higher your FICO score is, the lower your interest rate.

🔸 Employment Verification: lenders like to make sure that borrowers have a stable income, so not only will you need to provide pay stubs, but they may also call your employer to verify your employment and salary.

🔸 Other Documentation: the lender will need to copy your driver’s license and will need your Social Security number and signature to pull a credit report. You may also need to provide additional paperwork at a later time, if requested.

There is a reason why Realtors use the phrase “ Location, Location, Location”
Is it really that important? YES!

Picking the right neighborhood when house hunting is vital to your long-term happiness in your new home.

 

Below I’ve listed some key factors to consider before that next viewing:

 

✔️Does the house have easy access to popular places?
✔️Are there good schools nearby?
✔️What about enjoyable scenery?
✔️How good is the access to public transit or the freeway?
✔️Does the area have future potential for appreciation?

MARCH 24 | Benefits of renting?

 

 

I talk a lot about the benefits of owning a home, but what about renting? 🤔 A lot of young people struggle with this decision. There’s obviously no right or wrong answer. It all depends on your desires and future plans.

 

Here are some positive aspects of renting a home?

 

✔️ It’s less commitment
✔️It’s less money up front
✔️Repairs are the landlord’s duty
✔️No Property Taxes

 

Ultimately, the decision of renting vs. buying comes down to what you can afford and how much responsibility you desire. 😄 There’s nothing wrong with foregoing home ownership for the flexibility that comes with renting, nor is there anything wrong with going all in and buying a home you can see yourself in long term.

Don’t let anyone else decide for you, make the decision that’s right for you and your finances and everything will fall into place.🥰

MARCH 25 | Buyer Tip: Write down your non-negotiables



Your non-negotiables are features of the home or red flags that may arise during the purchase process, things you just can’t do without: Double glazed windows, bathtub, central heating, garden/Outside space, driveway, or parking spaces included.

For every person, this will mean something different – It means taking into consideration your values, principles, goals, and lifestyle needs and sticking to them no matter what. 🙅‍♀️🙅‍♀️

So whether you’re a new couple, have a large family, or are thinking about starting one, it is important and a vital part of the home buying process to take these things into consideration and see what you can or can’t live without. 🥰 Write them down, assess, and critique. You will be a lot better off and thankful you did. 👌

Can you search homes before getting pre-approved? Of course, no one is stopping you. But, SHOULD you? Not if you’re serious about buying.

 

Here are a few reasons why you should get pre-approved before you start looking at homes:

 

✔️ You’ll be seen as a more serious buyer when you have the backing of a lender. Pre-approval means a lender has looked at your financial background and determined how much home you can afford.
✔️ Getting pre-approved can also save you valuable time by identifying how much you can afford, so you can target your home search to your price level.
✔️ With a pre-approval letter ready to go, you’re more likely to have more negotiating power because sellers and agents know that you have already talked to a lender and you mean business.
✔️ Getting your ducks in a row early will leave little room for unexpected surprises, like a low credit score or a less than desirable debt-to-income ratio, when you find the perfect home.
✔️ A pre-approval can help to speed up the closing process, since much of your financial information is already collected and in the lender’s system.

Does Staging your front porch help you sell your home faster? You bet! Remember… You only get one first impression with potential buyers.
