Regardless of how well they’re priced, these homes don’t come cheap. If you’re dying to call a luxury property a home, you must take a strong look at your finances!

Owning a vacation home takes a different mindset than owning a personal residence. But that doesn’t mean that they have to be a losing proposition!
✔️ Vacation homes are often located in high-demand areas and are rented out on a nightly basis at tourist rates. Even moderate occupancy can allow you to break even on the mortgage payments.
✔️ The trick to owning a vacation rental is approaching it as a business.

Why is it that agents are so reluctant to let buyers and sellers get together?
Unlike most business deals, the sale of a home can get very personal and real estate agents are nervous about the parties dealing with each other. That’s because most agents have seen what can go wrong when buyers and sellers meet directly.
? A careless remark made by one party might be misinterpreted by the other, leading to tension, and sometimes to the collapse of the negotiations.
? Sellers often have exaggerated pride in their home and any criticism of the property from the buyers may be taken as a personal insult.
? The buyers maybe scared off by an innocent comment made by the sellers about the neighbors.
Moving is such a stressful event, it’s almost impossible to keep emotions out of a real estate transaction. One of the main reasons sellers list their homes with a real estate agent is because they don’t want to deal directly with the buyers.

? Not Spending the Time to Get the Home Properly Prepared and Staged
Many real estate agents are so worried about the average days their listing is on the market before it has an offer accepted, they speed up the process to get the home online. The majority of the time, the home isn’t ready to be shown or photo-ready. A seller has only one chance to make a first impression on buyers who have multitude of other options to choose from.
My recommendation is not to be in a rush to get the home on the market! If more time is spent upfront getting the home staged, personal photos removed, and decluttered, a great first impression will be made.

You may not think it’s possible, but buying a home actually costs less than renting! Maybe not at the onset, since you need more money to close the loan, but overall, you spend less buying a home than renting.
Here’s why it may be cheaper:
Rents continually rise. If you bought and secured a 30-year fixed rate, your payment never changes, unless you refinance. You don’t have to worry about increasing housing costs and/or moving. According to Trulia, homeowners save 38% by buying a home versus renting.

When buying an investment property there are many factors one should keep in mind. Obviously, an important decision to make is how much to pay for the property itself. A good starting point to calculate the appropriate price you should pay for a property you’re looking to rehab is the 70% rule.
✔️ The 70% rule says that an investor should spend no more than 70% of a property’s After Repair Value (ARV). This includes the price you pay for the property itself as well as any estimated repair costs.
✔️ Chopping out that 30% will leave room for both your profits and miscellaneous expenses like soft costs.
✔️ The 70% Rule is an effective guideline because It forces you to ignore everything but the two most important numbers when first looking at a deal: the ARV and the repair costs.
✔️ Based on estimated ARV and repair costs, you can work backwards to determine an offer price.
The 70% rule is a back-of-the-envelope calculation. It’s a good starting point for comparing potential investment properties.
