Your debt-to-income ratio (DTI) is used to help lenders determine your borrowing risk. This refers to how much income you are generating to service debt. Having a low DTI ratio is something that will show that you have a sufficient amount of income to service debt. This is something that will stand out amongst lenders.

Here are My 5 Go-To-Tips to help you win 🏠 multiple offer situation :

 

1.Get pre-approved, not pre-qualified
A Pre-approval means that the lender pulled a credit report, collected pay stubs, bank statements, etc for Verification of Employment. It can be the determining factor for a seller’s choice.

2. Explore different types of financing 💲
If you’re approved for a FHA Loan, or VA Loan, you will most likely be approved for a Conventional loan, giving you options should the seller accept your offer.

3. Work with the seller 🤝
Take the time to find out what the seller’s plan is. That way, the purchase offer can be structured in a way to be more appealing to the seller.

4. Make a strong offer💪
You only have one chance to put in an offer. Do not lowball the seller. The seller is likely to view all the offers then choose one to work with.

5. Consider making a larger down payment💸
A large deposit shows the seller that the buyer has been disciplined to save a large sum of money towards a home.

Being self-employed and wanting to buy a home can be tricky! Here are some ways to strengthen your pre-approval odds

🗝 Establish a self-employment track record
🗝 Max out the credit score
🗝 Offer a large down payment
🗝 Pay off all consumer debt
🗝 Have significant cash reserves
🗝 Enlist a co-signer

Self-employed borrowers will have to provide more paperwork to document income when compared to traditional employees who can produce a W-2.

Just to give you a perspective …..Sacramento, California continues to experience the highest rent growth with an increase of 9.3%. On the other hand, Idaho experienced the fastest annual growth at 4.9%

Inspection companies are now allowing pre-offer walkthroughs so they can help you make a decision whether to waive inspections or not. If you go with an option to waive the inspection,  you will be responsible for any major repairs, should there be any, after closing.

The value of a home can be based on the market or an appraisal. One is given by the demand of the housing market and potential buyers while the other is given by a professional appraisal that works for a mortgage lender.

Let’s explore further:

✔️Market Value:
The price a buyer is willing to pay for a property

✔️Appraised Value:
The professional opinion of an appraiser on the value of the property

🔸 Finish it off with a few accessories such as a laundry container and sorter you can purchase at Amazon

You will be amazed at how neat and clean and how much storage space your new laundry room will have. The best part is it’s a fun DIY weekend project and its inexpensive!

Escalation clauses are used now more than ever. But what is it?

Not many first-time buyers (and even some seasoned buyers) know what this clause entails exactly.

🔸 An escalation clause is used when you want to change your purchase price to a higher amount but not unless you have to.
🔸  An example would be, “Our purchase price is $X unless there is a higher offer. Then our offer is $X more than your highest offer, up to our cap amount of $X, with proof of a higher offer”

This is a helpful way to potentially win the bid against anyone else who wants to put an offer down on your dream home. Win that bid with the Escalation Clause!

NOVEMBER 27 | From Accepted to Closing

 

 

Aaaaah….The journey of home-buying! It might be a windy one, but it sure is worth it the moment you get your hands on the keys to the home of your dreams!

So, what happens once you get an offer accepted? Depending on the type of financing and contingencies in the contract, the typical process looks more or less like this:

✔️Accepted offer!
Congrats! You received an offer on your home and accepted it!

✔️Remove contingencies!
Some financing requires an appraisal. Most contracts require inspections. If the buyer is paying cash, there’s no underwriting. It is different for each type of financing so this step is longer for contracts with more contingencies and financing.

✔️Clear to close!
This means that all the necessary work to get the sale completed is *almost* done.

The final step is closing where money is exchanged, final signatures are gathered, and keys are given.

Rental Affordability Report by Attom Data Solution shows that buying is more affordable than renting in a majority of the markets they analyzed.

🔸 The report shows that on average, monthly fair market rent on a 3-bedroom property requires 38.6% of an average salary, while a monthly house payment on a median-priced home requires 36.6%
🔸 The median U.S. rent takes 29.1% of the typical household income and renters in 34 of the nation’s 35 largest markets spend a larger share of income on rent now than they did historically.

Keep in mind that both rent and home prices are rising faster than wages. So if you are seriously considering purchasing a new home, now is the time.

Take advantage of low mortgage rates and save!
