This may not be the most cheerful topic by any means, but it is rather important! So without further ado…let’s tackle it like a boss and move on!

Q: What happens to your mortgage after you pass away?

A: Unless someone co-signed the loan or is a co-borrower with you, nobody is obligated to take on the mortgage. If the person who inherits the home decides they want to keep it, they may take over the responsibility of the mortgage. If neither of these things happen, the mortgage servicer will begin the process of foreclosing on the home.

OCTOBER 9 | THE PROPERTY I’M BUYING DOES NOT APPRAISE

 

I get this question every now and then so I figured a post would be a perfect opportunity to address it!

If the home appraises for less than the agreed-upon sale price, the lender won’t approve the loan. In this situation, buyers and sellers need to come to a mutually beneficial solution that will hold the deal together.

A low appraisal doesn’t always mean a canceled deal. It sometimes means you have to pivot and renegotiate.

What can sellers do after a low appraisal?

☑️  A copy of the appraisal
☑️ Ask the buyer to challenge the appraisal
☑️ Renegotiate the sale price with the buyer
☑️ Offer seller financing
☑️ Cancel and relist
☑️ Consider an alternative all-cash offer

The home you’re buying does not appraise? No problem! There’s no need to panic, I will always make it work for you!

This year, we’re creepin’ it real! Who’s ready to add a few Pumpkins to your home decor?  They’re an eco-friendly way to decorate and you can even make delicious pumpkin seeds from them! Try painting them for some added fun!

Here are my favorite Halloween decorating tips to help you have the spookiest home in your neighborhood.

You could go with an abandoned house theme which can be done with fake cobwebs, artificial insects, flickering lights or candles. Other themes could be a harvest, gory backdrop, murder scene, playful and kid-friendly horror

You can find themed lanterns of all shapes and sizes, including pumpkins, Jack Skellington, witch hats, or insects! Add a nice spooky touch without being excessive. An affordable decoration to find online or in local stores

🔸 Scary Doormats
You can find many different types of scary-themed doormats online, from witches’ faces to fake blood-designed ones. They will often not cost more than $20 and can be reused for years to come

🔸 Artificial Spiderwebs
Artificial spider webs are affordable and easy to find in any store! They can really add a discrete spooky factor to your home if you do not want to go over the top

OCTOBER 20 | Types of Reverse Mortgages

OCTOBER 27 | How Do You Pay Back Reverse Mortgage?

 

 

So…How Do You Pay Back a Reverse Mortgage?  Here’s Tip #4 of this series.

A reverse mortgage is unique because lenders make payments to the homeowners instead of the other way around!

 

Here’s how the process goes:

 

✅ It starts with a homeowner who has considerable equity in their home or has paid it off entirely
✅ The homeowner decides they need the liquidity by removing equity from their home, so they apply for the loan of their choice
✅ If approved, the homeowner decides how they’d like to receive payment
✅ The homeowner uses the money as stated in their loan agreement
✅ The loans last until the borrower dies or moves, and at the point, they or their heirs can repay the loan

Contract contingencies are quite common in real estate transactions and are put in place to allow prospective homeowners to cancel a contract without penalty and get back their earnest money deposits 💰. Contingencies reduce risks for buyers, and what is allowable varies from state to state. However, many contingencies are common to every state.

 

Here are (3) different contract contingencies that you should be aware of:

 

🔸 Health-Related Contingencies
This contingency takes a closer look at common health problems in older homes or specific inspections which include the following: mold, asbestos inspections or lead-based paint inspections.

🔸 Inspection Contingencies
These common contingencies focus on the condition of the house and property to make sure there are no damages or safety issues that need to be dealt with.These include: roof, wood and home inspections.

🔸 Monetary Contingencies
These contingencies release buyers and sellers from a contract if there are problems with finances. These include discussions on the loan, appraisal and contingencies regarding selling an existing home.

OCTOBER 30 | Why would a home come back on the market?

 

 

When a home comes “back on the market,” that means the house was under contract but now has come back on the market. Before you immediately assume this is a huge red flag, Check out some common reasons homes come back on the market below!

 

1️⃣  Buyer’s remorse
Sometimes buyers get cold feet, or sometimes they find another home that they like way more. It happens!

2️⃣  Inspection results
Home inspectors can always find something wrong with a property, even new construction. Though sellers are usually willing to fix the issue or make it up to the buyer somehow, occasionally, some buyers will choose to back out entirely.

3️⃣  The buyer had more than one option
Depending on the local market, some buyers’ agents suggest that buyers put down offers on multiple homes. If buyers end up with more than one contract, they have to back out of others, resulting in those homes being placed back on the market.

 

There are tons of reasons why homes are placed back on the market, and it doesn’t always mean something is wrong with the house! That’s why one of the most essential things you can do as a buyer is asking questions! 👏
