A controversial question that may have crossed your mind…Do realtors lie about other offers?
Realtors act as your trusted advisor and are held to a high standard of honesty in their relationships with clients. It would not benefit realtors to act in a way that can jeopardize that partnership or tarnish their reputation.
You should feel relieved knowing that realtors are held to a code of ethics and lying about other offers would violate that.

A seasoned real estate professional, such as myself, possesses the expertise and experience to successfully guide and advise you what home improvements, if any, to invest in prior to listing your property for sale with the goal of maximizing your property’s value.
? A resourceful realtor should be able to refer other service providers that may be needed: An inspector, handyman, painter, landscaper, stager, photographer, etc.
? An inspection, prior to listing, will point out any issues that need to be addressed.
? You will be advised whether or not to proceed or leave certain repairs for future homeowners.

If it’s your first time buying a home, or you’re looking for a new place to live, knowing the right questions to ask your lender will put you ahead of the game.

1. How much home can I afford?
First things first. Learn how much home you can afford by pre-qualifying for a mortgage loan. This process involves providing your basic financial information to your lender. 2. What type of loan do you recommend for me? Why?

There are three essential terms to know when dealing with contracts! They are what are known as contingencies, inspections, and possession.

If you’ve looked at homes recently or know someone who has, you’ve likely heard how fast homes are selling. In some areas, it’s not unusual for a home to sell within hours of being listed. But is that the case everywhere and will it continue?

The pandemic showed most people that life is too short and most things can be done remotely, which means you could live anywhere you want. Once the official lockdown lifted, it was “game on” with millions of people moving to new areas.

SEPTEMBER 16 | Is the housing market going to crash anytime soon?
I get asked this question all the time and truthfully, it’s hard to be 100% accurate. The market can fluctuate randomly. In my professional opinion, I don’t think so! The demand for homes will be around for a while. The frenzy over homes that I’ve been seeing will probably even out but not crash.
Here are the top reasons I feel the housing market won’t crash:
✔️ Prime Rate Remains Steady
The Fed has already announced that the prime rate will remain close to 0% throughout 2022.
✔️ High Lumber Prices Keep Building Rates Low
It’s too expensive for builders to build like they were. This means less Inventory in the market. When there’s less inventory, but plenty of demand, it keeps pricing rising like they have been this year.
✔️ Demand is Still High
As long as the demand for housing is still high, the market won’t crash. It’s when the supply greatly exceeds the demand that prices start to fall and sometimes even plummet.

Maxing out your home buying budget can be tempting especially after pre-approval, but it can also cause plenty of financial risk down the road. Making sure you leave yourself enough room for other financial goals can help you rather than hurt you in the long term.
A rule of thumb to keep in mind when purchasing your home is not to max out your budget!
Remember, The bank will review your financial portfolio to determine the mortgage amount you qualify for. Do not use your entire life savings when purchasing a home. Put some money aside to cover potential closing costs, taxes, insurance repairs, and monthly bills.

Ever wondered what your home, or a home you might buy, is really worth?
Here are 5 tips to help you determine the value of your home:
1. Get a comparative market analysis
Get in contact with your real estate agent, or myself, for comparative market analysis, or CMA.
2. Use the FHFA House Price Index Calculator
To get a quick estimate of what your home is worth, using the Federal Housing Financing Agency’s house price index (HPI) calculator applies a more scientific approach.
3. Hire a professional appraiser
If you don’t want to take on the work yourself, you can hire an appraiser to estimate the home value at any time.
4. Evaluate comparable properties
It’s reported that 56% of U.S. homeowners estimated their home’s value by looking at comparable properties. While this process is more manual, you’ll need to account for differences between your house and the comps to get a rough estimate of your home value.
